The building team does a great job with the time they have but are rushed to complete the homes in very short timelines. This leads to a lot of oversite such as doors being hung incorrectly or missing flashing on the roof. The team is quick to come fix the problems but a lot of them are just oversight from the rushed timelines. ... More

The process was a smooth one

I was surprised by the quality even though the price was competitive. Sales team shall notify if specific amenities are not available in the community. In our case, there was no trash pick up from the curb. We have to carry the trash to a dumpster.

During our home buying process our project manager was extremely responsive to e-mails, texts, phone calls, etc. He was more than happy to answer any questions that we had and responded to concerns during the home building experience and after. It is unfortunate that after we moved into the home, even after the blue tape walk through, there were numerous things that we noticed within the realm of below quality workmanship. For example, some of the corners were not measured correctly to form 90 degree angles with corners, there were two cracks in the shower after about 3 weeks of living in our home. I will say that the builder was very responsive with getting someone out to fix the problem with the shower walls. We unfortunately smelled smoke through our walls (and still do at times) and have heard sound from our neighbor. Our project manager gave us some advice, but it was ultimately up to us to talk to our neighbor. I am 100% satisfied with the communication but less than satisfied with the quality of workmanship and materials. ... More

I bought my first house from Dan Ryan Builders in Raleigh in 2019. Overall, my experience with DRB was pleasant and I am pleased with my new home. There were a few issues throughout the pre-construction to closing phases; however, each issue was resolved in an efficient manner by the DRB team. I am especially thankful for my Construction Manager and Superintendent as both are friendly yet professional, hard working, and attentive to detail. Prior to the pre-drywall and final meetings I hired a private home inspector to come in after the builders and city home inspectors. In response to the private home inspector's two reports my Construction Manager and Superintendent texted me photos as the items in the private home inspector's reports were fixed. Even after closing, my Construction Manager and Superintendent made themselves available to fix a few minor issues that were not caught on the final meeting punch list. Dan Ryan has been a great experience so far. I have been in my home since the week of Thanksgiving 2020 and everything has been great so far. Small cracks in wall corners but nothing that major. Everything is pretty quiet in the house and all appliances are working just fine. I would love to see signs up or some kind of don't tresspass on property for neighbors and their dogs when they are coming to the side and front of my townhome. Overall it's been peaceful and great! Slaws process was great. The project manager for building required a lot of follow up on our part. The construction seems of good quality, but the finish work leaves something to be desired.

I really liked working with Dan Ryan. Shaun represented Dan Ryan very well and was responsive and detailed. While we love our house and would purchase a dan ryan built home again, I think that you need to be more flexible with change orders, and warranties items. Nail pops are standard in every newly built home, and all other builders I've reached out to cover them. I understand some took advantage of the warranty, but that blame should go on them and not new customers. There were multiple situations very early on in the building process (pre drywall) that we inquired about upgrading certain items and were more than happy to pay dan ryan more money and any change order fees and we were told no.it ... There are some things around the house that I didnt notice until I was fully moved in.

When you do a walk through on a new home it is impossible to see everything that’s wrong during that time. Since moving in I have found cracks in the wall in the stairwell along with other findings. How can this be fixed?
