The overall experience was good. Although I did the a walk through to make sure everything was good at the time it seemed that way. However it was after moving in did we find a few flaws. One example is he upstairs bathroom toilet does not work properly since we moved in. Dan Ryan builders are great but when it comes to responsiveness to issues with the warranty department is poor/ un existence. I keep on getting run around when it come to my backyard drainage system.

Overall it’s house for the price, construction was good, I definitely recommend Dan Ryan builder. Cons: After closing( with in 10 days) I asked site Manager to fix minor issues(cracks on wall, small paint issues) he said he won’t fix after closing

Overall I am very satisfied. I had to follow up a few times with the warranty plumber after I moved in but once I finally got then out to fix a leak they were great. Quality of the workmanship and materials is disappointing. If I can mention this: the garbage and littering on the construction sites currently on my street is extremely bad and makes me really upset. I know that trash and plastic will be buried and be detrimental to the already pressing problems our world is facing. I had hoped Dan Ryan was better than that. ... More

Quality of the interior paint is poor; if you rub up against the wall it leaves marks and cannot be removed with a damp cloth; the paint feels like a primer, not real paint. I still have blue paint stickers where issues need attention; I was not left with a sufficient amount of gray paint to touch up walls, and the five gallon bucket was empty in the attic. During the walk through; I asked for a landscaper to stake down the new tree in my front yard, because it was leaning to far to the left; it was never done. I wish the quality of the workmanship was better. The paint and drywall work is subpar, all my counter tops and sinks are scratched. For the money the quality should be better.

Lots of the work is contracted out . I would suggest visiting daily to point out issues in the process. They are good with following up, you just have to put the warranty calls in

Several issues for a new home. The water heater didn't run hot, new tree collapsed because not stable and infested with ants,electric plug not able to handle dryer, coffered ceiling cracked immediately.

Overall the whole DRB team was so helpful and provided superb customer service while going through the building process. I do have some concerns with the quality of workmanship if the final touches and whether the price we paid was a good value.

Some of the walls were not painted adequately. Can see repaired patch areas through paint. There are lots of areas. Outside base of house is some type of foam. I have never seen this type of material before in construction. It is beginning to chip from where there has been what appears to be some sought of concrete layer used to give it some sought of smooth finish. It is also easily damaged when mowing and edging around the foundation. Pros- 1. Spacious. 2. Free fence for road facing rear ends . Cons- 1. Standard amenities like Entry bench, etc are absent when compared to builders like Lennar, Taylor Morrison, Meritage, etc. 2. Finishing touches can be improved. I had to clean the hardwood floor after move-in. 3. Master bedroom's toilet paper holder came off after one month. 4. The elevation of concrete ramp from community road, for my car entry to garage is not done properly. It scratched my car's transmission box and cost me $800 for replacement. 5.Paid $5000 extra when compared to my neighbor who has more square foot. I agreed on the listing price and asked for Refrigerator, washer, and dryer. The salesperson did not allow a free upgrade on the washer and dryer and asked me to pay $1000 for upgrade. We love with our new home from Dan Ryan Builders. We moved into the home a month early then originally expected. The sales representative and buying process went very smoothly. The design center and building manager were kind and helpful when working with us to build out the home plans. And the actual home building process went quickly. However, as our rating demonstrates, the building process, craftsmanship, and materials left a lot of room for improvement. We monitored the home building process very closely from the start. It was apparent then, at the very beginning of the build, that Dan Ryan and their subcontractors do not pay attention to the details of constructing the home. Here are a few instances: 1. The pouring of the concrete slab and in-ground laid plumbing presented a problem. As the house was built up from the slab, it was clear that the plumbing leading to the second floor was not going to contained within a wall. We notified the building manager and eventually it was rectified. Nonetheless, the pipe causes the drywall in the downstairs bathroom to curve out, leaving a visible bend in the wall. 2. On the second floor, we were told that the truss layout had been changed and that it would leave the attic access uncentered. There was nothing to be done, so now when we pull the ladder down, if it is not carefully pulled down, it would run into the edge of the loft wall rather than being centered and provided the appropriate clearance. 3. Since moving into the home, we have found doors that don't latch in the master bedroom. We had a rain storm with strong wind that exposed holes in our room above the master bathroom, leaving light water damage that's now been fixed, but had been missed. We were informed that the crew who put up the siding of the house secured their ladder/equipment with anchor bolts onto the roof after the roofers had already completed the roof, and then left the holes. Lastly, the second story floor boards are problematic. They are loose in our daughter's bedroom, so that you hear pops all up and down the back wall as you walked through the room. And in the master bedroom, you can feel slight height differences where the floorboards meet each other as they aren't completely flat when they should be seamless. You can actually see these manifest in the carpeting. All that said, Dan Ryan consistently works with us to resolve issues during our warranty period. Regardless, we haven't been left with a good impression. If we hadn't kept on top of the building process and called out mistakes of the subcontractors, there would have been more issues. We actually hired a private inspector ourselves to complete phase inspections for us. I would absolutely recommend you do this for any home builder, including Dan Ryan. Our inspector told us after the first phase inspection, the overall building materials and craftsmanship of our Dan Ryan home are better than a lot of homebuilders he's inspected, but they cannot seem to follow their own plans to get the details correct. In short, we would buy with Dan Ryan Builders again. We really love our home and neighborhood. However, hire your own inspector and, if possible, monitor the build out yourself. The craftsmanship is not the best. To get work done takes a while to get done before your final inspection. Do your homework before you sign any paperwork! Read the contract very carefully.
