Overall the whole DRB team was so helpful and provided superb customer service while going through the building process. I do have some concerns with the quality of workmanship if the final touches and whether the price we paid was a good value.

Some of the walls were not painted adequately. Can see repaired patch areas through paint. There are lots of areas. Outside base of house is some type of foam. I have never seen this type of material before in construction. It is beginning to chip from where there has been what appears to be some sought of concrete layer used to give it some sought of smooth finish. It is also easily damaged when mowing and edging around the foundation. Pros- 1. Spacious. 2. Free fence for road facing rear ends . Cons- 1. Standard amenities like Entry bench, etc are absent when compared to builders like Lennar, Taylor Morrison, Meritage, etc. 2. Finishing touches can be improved. I had to clean the hardwood floor after move-in. 3. Master bedroom's toilet paper holder came off after one month. 4. The elevation of concrete ramp from community road, for my car entry to garage is not done properly. It scratched my car's transmission box and cost me $800 for replacement. 5.Paid $5000 extra when compared to my neighbor who has more square foot. I agreed on the listing price and asked for Refrigerator, washer, and dryer. The salesperson did not allow a free upgrade on the washer and dryer and asked me to pay $1000 for upgrade. We love with our new home from Dan Ryan Builders. We moved into the home a month early then originally expected. The sales representative and buying process went very smoothly. The design center and building manager were kind and helpful when working with us to build out the home plans. And the actual home building process went quickly. However, as our rating demonstrates, the building process, craftsmanship, and materials left a lot of room for improvement. We monitored the home building process very closely from the start. It was apparent then, at the very beginning of the build, that Dan Ryan and their subcontractors do not pay attention to the details of constructing the home. Here are a few instances: 1. The pouring of the concrete slab and in-ground laid plumbing presented a problem. As the house was built up from the slab, it was clear that the plumbing leading to the second floor was not going to contained within a wall. We notified the building manager and eventually it was rectified. Nonetheless, the pipe causes the drywall in the downstairs bathroom to curve out, leaving a visible bend in the wall. 2. On the second floor, we were told that the truss layout had been changed and that it would leave the attic access uncentered. There was nothing to be done, so now when we pull the ladder down, if it is not carefully pulled down, it would run into the edge of the loft wall rather than being centered and provided the appropriate clearance. 3. Since moving into the home, we have found doors that don't latch in the master bedroom. We had a rain storm with strong wind that exposed holes in our room above the master bathroom, leaving light water damage that's now been fixed, but had been missed. We were informed that the crew who put up the siding of the house secured their ladder/equipment with anchor bolts onto the roof after the roofers had already completed the roof, and then left the holes. Lastly, the second story floor boards are problematic. They are loose in our daughter's bedroom, so that you hear pops all up and down the back wall as you walked through the room. And in the master bedroom, you can feel slight height differences where the floorboards meet each other as they aren't completely flat when they should be seamless. You can actually see these manifest in the carpeting. All that said, Dan Ryan consistently works with us to resolve issues during our warranty period. Regardless, we haven't been left with a good impression. If we hadn't kept on top of the building process and called out mistakes of the subcontractors, there would have been more issues. We actually hired a private inspector ourselves to complete phase inspections for us. I would absolutely recommend you do this for any home builder, including Dan Ryan. Our inspector told us after the first phase inspection, the overall building materials and craftsmanship of our Dan Ryan home are better than a lot of homebuilders he's inspected, but they cannot seem to follow their own plans to get the details correct. In short, we would buy with Dan Ryan Builders again. We really love our home and neighborhood. However, hire your own inspector and, if possible, monitor the build out yourself. The craftsmanship is not the best. To get work done takes a while to get done before your final inspection. Do your homework before you sign any paperwork! Read the contract very carefully.

The outward appearance of the home was quite luring, Plain and somewhat basic inside but we were able to put our touch on it and make it as beautiful as the models we toured. Although we are growing to love our home, there are other homes in Olde Liberty with a larger floor plan (more sqft) that sold at a cost much less. There were and still are quite a few things that can be fixed/corrected (i.e., slanted counter top, paint specs on all floors, and a ton of nail pops, etc.). While we are content at building our first new home this is and has been a journey in and of itself. Because so many contractors are involved there were many errors. Our home was prewired to only provide cable through internet although we requested dual coax and Ethernet cable we only received Ethernet which meant we had to purchase all smart TVs. The floor boards upstairs make loud noises as if you are going to fall through the floor. The paint is starting to crack in some areas inside the house. The garage motor sounds as though it was made for a single car garage, some electrical outlets are not working. Our first snow at the house the water would not come completely on the pressure was extremely low, I’m not sure what that was about. Now some of these issues have been addressed while others have not. We’ve been advised to list all these things within our upcoming year. At this time we don’t know if they will treat this as cosmetic or what. When we purchased we knew it wasn’t going to be perfect but we did expect a lot better quality. We had far too many issues with our home that we had to point out for our liking. The level of oversight and attention to detail paid by the on-site supervisor(s) was severely lacking. Vendors drinking beer in the home while working and food left in the house show the level of subcontractors. I asked for some exterior things to be done before closing and they were not completed; I’m unhappy with that service. The loan officer that I dealt with was unpleasant and uncooperative- I would not recommend to others.

Really poor quality of the building. They keep saying that a lot of the issues can be fixed within a year of warranty. But the warranty management is absolutely not responsive. We just closed on our new home the end of June. So many things we are disappointed with. First, we had all 3 of our toilets used and not cleaned up whatsoever. Completely disgusting! Then Chandler tries telling us it was baby food. I mean, how insulting! We had to literally threaten to not close if the seats weren’t replaced. They were finally left hours after we closed. They wouldn’t even put them on. The paint and trim is SO sloppy! Clumps and bumps everywhere! There are two areas (that we’ve seen) on our cream kitchen cabinets where it looks like something was rubbed off and worn. Of course we didn’t notice at first bc our final walk through was so rushed. We had blue tape everywhere and even hired a babysitter to watch our toddler so we could focus. the very next day I came to see the house and every piece of tape was removed and they didn’t fix a thing! Even our last builder made sure our home was the way we wanted it and we thought Dan Ryan had a better reputation. Then just last week, my husband noticed that one of our outside windows is completely different from the rest of them on our house. I’m so beyond annoyed. It’s their job to make sure everything is correct and go over it in our walk through. He even left us there while we were still looking. And on top of that, they screwed up our landscaping in our front yard by putting two trees in front of eachother when the rest of the neighborhood has the other tree completely separated from the house. Just more and more money to spend fixing it. Never again Dan Ryan. Chandler always had an issue with my husband be he would call out the awful work and he would get defensive. I’m really disappointed in the finishing of the house. The paint job especially was really bad and makes the house feel old. Dry wall and paint on the doors is really bad. The drywall placed on the roof still shows even after they added the paint. The paint on the door is all unfinished. The electrician messed up all the wire connections in the garage. Even after cutting through the dry wall all over the garage to fix it, some wires don’t even work, the garage door opener for example. 1. Workmanship is poor. Contractors worked are inexperienced. No supervision what so ever. 2. Value for the price paid is very low. Sales person marketed some thing and delivered something else. Always push sellers to go for expensive options providing ugly base options. Equipment provided is age old and may not see in the market and do not even get parts. 3. Very poor. It is clear to us in our new home that there was no one checking on the quality of the work that was being performed. Visually you can see that walls are not straight, probably because of the cheap wood used for framing. We hung window blinds and the all window frames are different sizes, 19 windows and none measure the same. The kitchen counter tops are literally falling off the wall on day 60. There is paint all over the $8000.00 wood floor upgrade, uneven spot all over the house. The upstairs floors creek as if this were a 20 year old house, there are what feels like strips of foam under the carpet in the center of our loft. They mean unfished garage, when they say unfinished. There are large gap where the sheet rock meets the foundation, exposed sheet rock nails, yes "nails". We had a huge crack in the cement on our driveway, at some point a repair was attempted. And now we have new cement on top of old cement on one section of the driveway, I can't describe how horrific it looks. I really hope that the poor quality is a isolated to just our home, because no family should feel the disappointment we feel in our new home. These were just a few items, but there are so many more.
