We had previously purchased a 3B / 3BR Dunwoody Way without a loft as a spec house but this is our first time through the entire build process. Our expectations were high based on our previous house. The first lot provided to us would not accommodate our house. So we had to get another lot which cost us a month delay. David C, our building supervisor, was available whenever required, welcomed our input, and was excellent in communicating the house build with us. There were several issues with the new house (please remember it’s easy to pick out the issues): (1) Could not have the interior painted a different color without incurring a $2000 cost for “improved paint quality” (although the Sherwin Williams store said the paint was the same quality, just a different color); (2) The AC compressor contacts were bad as delivered (took several complaints before it was verified faulty and replaced just before closing); (3) The heat did not work after closing (the technician said we were missing a “flame bar” which was a factory part); (4) It took an inordinate amount of time resolving a ceiling / crown molding issue in the sun room; (5) The trim work was really of low quality (done in a hurry rather than done right); (6) We had expected the house to be wired similar to our previous Dunwoody Way but it seems there were several changes we discovered in time to correct (specifically wiring of the island receptacles and the numerous holes made apparently to locate the wiring) and (7). There was a hole in the foundation in the front of the house that could have been repaired better. As I said, overall, we love the house and its construction. There are several design issues we would recommend Pulte consider changing but overall, we love the house. But I t’s taking a little more effort on my part than expected to bring the house up to what I consider appropriate for this level of house. ... More

Spend more time at walk thru looking for small items. Walk thru items get quick attention. Over all the house is great, but a little maddening to find corners not painted, cabinets that swing too far, concrete stained.

Quality products still being offered on home construction. However their workmanship level has diminished when it comes to actual installation of those products. Built a home in same community five years ago and had absolutely no issues during construction phase. With the second home built in 2020, had to constantly bring up issues during construction; missed options, options I did not select, quality of installations on tile, drywall, cabinets, etc. Very, very different unexpected experience. I chose to come back to Sun City Peach Tree because of the first building experience so was completely taken by surprise on this second build. Recently moved into our Del Webb Chateau Elan home. Several issues have presented themselves in the first few weeks. Fortunately the Supervisors have been extremely responsive and have taken care of them promptly. The overall level of fit and finish on the home was “good” but not exceptional. Love the floor plan and openness of our Dunwoody Way. Biggest complaint we have is Pulte’s lack of flexibility. You can have anything you want as long as it is on the menu, but if it isn’t on the menu don’t ask and don’t ask for substitutions or any changes to their plan. Was forced to install their light fixtures despite not liking them. After closing we then had to remove theirs and install what we liked. What a waste! ... More

The best advice I can give is to make sure you know what you are getting. There are many things about the models that are not standard. Do not assume anything you see is going into the home you are contracting for. Go threw the model you like with your sales rep and let him tell you what is in the base price and decide every single upgrade you want. Like outside flood light, can lights in a particular room, under counter garbage cans, an extra outlet somewhere...everything just be spelled out before you sign on the dotted line. We think the sales office needs to pay more attention to buyer(s) getting acquainted with amenities (we never personally received any introduction to anything; heard later that some buyer(s) received tours of facilities onsite). Also, we have an ongoing issue with sales with trying to assess if we received correct cabinets in bathrooms; got runaround and never was able to follow thru with our precise question. Our builder/field manager has been great with follow up on house issues being addressed after move-in. Mortgage process went smoothly; however, information on (I think it was called) (recast) was incorrect; employees need to be a little more aware on this. We were told we could put additional monies toward our total mortgage within a reasonable time after closing to reduce our total mortgage; when we checked further, it was not available to us because we have a VA loan. In the beginning many things should have been thoroughly discussed and explained instead of assuming I knew everything about building a home. Things like what the different elevations meant. Telling everything that was extra vs what came with the house (standard). The quality of my home is good but only gave 4 stars as some items were not completely done. Example when we were changing out light fixtures a few we loosely hung. We corrected that when hanging up my fixtures. Time turn around on requests could be more timely. Your people need to know when I as the customer should make a call to get something fixed and I find out your person should have made the call to begin with. Once that person made the call it was corrected in a few days. Other instances happened but you have an idea of what I’m talking about. House was not clean: paint, grout and glue on floors, trim, tile and cabinets which created extra time and expense to clean up construction “dirt.” Concrete on outside patio/ porch had blobs of concrete and red mud stains.; doors nicked on edges likely when put in; bath tub and shower pan scratched/damaged.. I called multiple times sent more than one request written request to have my lawn rolled it looks terrible and to have a plant put in front of my air conditioner both things were promised to me weeks and weeks ago still no reply I'm not even a call or an email saying that we can't get through it yet so I'm really disheartened.there's also piece of granite that should be behind my stove to cover up the hole when my stove was mounted that was never taken care of either so I'm not a very happy customer. ...
