What Homeowners Have to Say About Del Webb

This is the third new construction home we have bought (lived in the others 8 years and 35 years), and this Del Webb home has the highest quality workmanship of the three houses - solidly built, did not cut corners. Problems (not many) were fixed quickly after the walk through. So we were impressed with the construction process. The loan and design processes were a bit confusing. We had to pick the structural upgrades first, then the design upgrades. When we picked the structural upgrades, we had no clue on what design upgrades we could have and how much each would cost, so there was no way to apportion our available funds to the two categories. Their design center and designer were very helpful. The design web page (which we heard they were re-doing) was difficult to navigate around and did not provide complete information. We found their loan process confusing (who did what and why we had to submit the same documents multiple times and the timetable of what we should expect when). I believe that Del Webb knows what they are doing as they build all these 55+ communities. They know what people are looking for and enjoy. They work with reputable companies that know how to keep the building process on schedule. I only noticed that a few of the items I paid extra for were done cheaply (such as, plastic lights in the ceiling). ... More

Building was performed on schedule even during the pandemic. Overall we are happy with the results.

The builders were very responsive to my questions and identification of issues.

It would be great if the workers took better care to do the job right the first time. Then we wouldn't have had to have so many things redone to get them right. Yes, all issues were fixed and resolved in a timely manner.

Some obvious errors missed by managers before we moved in. Also, the Design of MB water closet is a JOKE!

I love my new house and I would expect there to be problems. Dell Webb has been responsive to all my concerns thus far. I have some unresolved problems that I’m hoping to have taken care of fairly quickly. As I cannot tell you how well they did in resolving these newer problems, I can say that I have no reason to believe they will not be handled in a timely manner. The overall experience with buying my home in DelWebb was very good and I am happy to be able to live in this great community. I’m happy with the house construction and interior finishing. Except for all the painting on the woodwork and doors, it is very sloppy with lumps of paint and spots without any paint. I do get very aggravated every time I look at it. ... More

Lacking in attention to details like trim work, light fixtures. Once notified, very good at fixing the problems.

Good Overall

The house, in general, appears well made; but the options were disappointing, diminishing the overall value, such as: 1) Tankless Water Heater provided with no recirc pump wasting 30,000-40000 gallons of water per year waiting to heat up for shower. Had to spend $2700 to replace it with efficient model. 2) Whirlpool Appliances are horrible, poor functioning, non intuitive - common complaint in community 3) No or one ugly selection of Brushed Nickle faucets or bath fixtures. Had to go with chrome. Large master bath has two 8" wide towel racks in main area and one 24" towel rack in toilet room. Could have easily fit a 24" next to sink and a towel ring next to shower. Have to sling towel over shower door. In Common bath there is on 8" towel rod - barely large enough to hang toilet paper 4) No Gutters - rain runs off flat roof over rear patio like your on the inside of a waterfall. Love my new home. Move in during Covid 19 was a bit complicated. Make sure to get construction manager commitments in writing or completed prior to closing.

We selected Del Webb Dove Mountain for two primary reasons. 1. Very livable floor plans and 2. A beautifully designed community - modern and inviting.

Work closely with your building manager and sales associate to aid overall understanding & follow-through to building process.

The Building Superintendent that was assigned to my home was excellent, very responsive and pleasant to work with. Even though I closed earlier, I have only lived in the home a few weeks. I found that any issue I had was addressed quickly.

Too many options that should have been included. Many options or varilbes we’re not explained.

Nothing significant, other than the home seems to be well constructed with quality appliances. However, there are some annoying oversights, design flaws, and minor workmanship glitches that prevented me from assigning a 5 star rating for quality and value. ... More

The entire process went very well, except for your mortgage department. I have bought 5 houses over the years and several refinancing transactions and this was my worst experience ever.

Most responsive warranty service I have ever experienced.

Our field mgr and sales agent are fantastic.. The "exception" is CPI sub.contractor who did the interior walls internet wiring - quality of their work was zero - they never tested their lines and I was forced to pay several hundred dollars to another "quality" sub contractor to fix their errors and shoddy work. That is why above Quality rating is only 4 stars. ... More
