We were really looking forward to our DW home and experience, unfortunately we moved in during the pandemic. DW/ Pulte did everything they could, with safety a top priority, but our pre-closing was without a representative and a lot of pre-closing items had not been attended too. I have confidence they will , but it is discouraging when you don't have a lawn or any landscaping for months, the clubhouse is rumored to have a significantly delay, and communications to get real answers is not happening. Keeping our fingers crossed it will come together, but I think more lines of communication need to be opened, and everyone else in the new development feels the same way. Only negative or comment for improvement would be in regards to the interior painting. Very poor quality job from the contractor and the material used. Literally if I try to wipe a mark off the wall, it wipes right to the primer. Should use a better quality paint, and more oversight on what the painting crews are doing ... More

The field manager had some difficulty getting non-standard options completed. It seemed obvious he either did not read the details in the contract or he did not want to allow time for some special ADA equipment to be delivered, lest the project schedule be delayed by a week. This could have been avoided if we were given the opportunity to review the detailed plans. We would have seen these detailed items were not included. Love the floor plan and openness of our Dunwoody Way. Biggest complaint we have is Pulte’s lack of flexibility. You can have anything you want as long as it is on the menu, but if it isn’t on the menu don’t ask and don’t ask for substitutions or any changes to their plan. Was forced to install their light fixtures despite not liking them. After closing we then had to remove theirs and install what we liked. What a waste! ... More

Base price is good, but options are expensive at the design center You can do better buying them after close and having them done by a independence contractor if you have the time and patience. Once the houses were completed there were lots of small issues with the houses that take a lot of time to resolve. Chipped Floor tiles, walls out of square, drywall issues, roof issue, etc. Nothing huge, just lack of attention to detail by the subs as they are under pressure to deliver the house ASAP and get paid "By the job", leaving repair people to clean things up after closing. Recommend that you get a qualified home inspection soon after closing to find everything and get the repairs underway as it will take several months to get everything completed. ... More

Del Webb community itself is great but the current builder seems to value quantity vs quality. The project managers do a great job but the subcontractors (i.e. concrete contractors) work is rather sloppy.

Finish out was pretty good. Some options were significantly overpriced, others were reasonable. With studs 24" on center with no plywood on exterior (stucco goes on top of tyvek) a little concerned with how sturdy it is built. Seems to be pretty well insulated. Recently moved to the Del Webb Southern Springs community in Spring Hill, TN. Southern Springs is a great concept and once done will have approximately 900 homes. We have a wonderful Amenity Center with indoor / outdoor pools, gym, fitness and meeting space, pickleball and tennis courts and much more. The community has clubs and events galore - too many to mention. Great neighbors too! Overall, my wife and I have been pleased but there are a few things worth noting. First, the urgency the developer has is totally one-sided towards getting as many houses built as quickly as possible. This results in sometimes sloppy work as all sub contractors are under extreme time pressure. And it shows. As we neared the finish line for completion of our house the pace seemed frenetic to the point where customer empathy became secondary. There was too much to do and not enough time to do it with care and simultaneously demonstrate sincere concern for the customer. Second, we had a couple of disputes around what was promised and what Pulte attempted to deliver. We had to argue with them on matters that never should have been areas of friction. Even though we prevailed on most items, this was not customer centric behavior on the builder's part. It was disappointing for the customer to have to stand up to fight for what was right and petty on their part. Third, expect to get nickled and dimed on upgrades. It's their business model. To end up with the kind of home you want - you'll spend several thousand extra dollars. No way around it. Last, do not believe anything they say about the time-line for completion of community amenities. They will happen eventually - just not when Pulte originally says they will. The foundation and the wrapping for energy savings are outstanding. Some of the choices for interior items lacked style. Exterior paint colors are limited. We opted for several standard items with the intention of changing them after closing.. I would suggest renting here while in construction to make sure all the features you chose are installed. The home I purchased is really well built in almost every way. However, when they come across a problem that affects many if not most homeowners they tell us what we need to do to fix the problem. In particular they installed a cheap garage door that does not allow for adjustments. Yes I have spoken to multiple Experts and and I am using their words. A new home should have a secure closing garage door. We live in a windy and Sandy area and I have owned 2 other homes in the area and have never had this problem. I expect a number of us will be contacting higher Pulte management to discuss solutions to what is clearly a major problem for many homeowners and the lack of a real solution we have received.
