The real base price includes the cost of the lot which is NOT included in the advertised price. We are still very satisfied with our purchase. After taking ownership of our home, it takes too long for vendors to come back and fix what is broken.

We are very pleased with our home, however we were here during the last 3 months of the construction. I can’t even begin to tell you what slobs your workers are. I wouldn’t want to buy a home that I wasn’t there to make sure there weren’t pop cans/bottles in the walls because no one cares enough to move them. They even stapled a water bottle to a stud so it would be in the wall. Our site supervisor did a good job of catching things, but they can’t be there all the time. The number of floor plans are great. However I would say the basic level of home is below standard. Everything is an upgrade. Also we found quickly by accident the wood trim is not really wood, so we were disappointed there. What you are getting is the environment in the Del Webb community. Unfortunately with the virus we ave not yet been able to enjoy that yet. I also had to give only average marks for responsiveness as with the virus our list of initial issues have not yet been addressed ... and every house has them. Mostly good quality. The process for changes before closing was mostly not an option and too complicated and somewhat confusing after closing. Making changes after closing if at all possible, in our opinion, takes too long to get a response from the management board. Good attention until closing. Slow response and communication after closing. The phone numbers for help with problems after closing that is placed on the inside of the doors below the sink, are too low and not convenient for older people to see and access. There are some things that were not carefully paid attention to. One corner area of floor at the bedroom door was not grouted. The wall at the edge of one of outlets has a good sized hole that was never fixed. The outlet cover does Not cover the flaw. Numerous paint spots on tile and drips on patio. Tile was easy to clean but patio was too dry to remove. We have no light bulbs in patio ceiling. A service request was made in April and I have a copy but no one showed up to do repairs. Our online account shows No Service requests. Due to Covid 19 I am sure that normal followup is being affected by social distancing, staff on furlough, etc. so allowances are being made on our part for the lack of efficiency we expected. ... Pre-sales to Settlement were excellent. Unfortunately COVID-19 hit right as we closed, so the post settlement interactions and follow up could not happen as they normally would. So I am waiting to see how well it goes once Covid-19 affect is over.

Workmanship of builder was just okay, seemed like some work was done quickly not much time taken. Issues with flooring, time was not taken when painting, just seemed sloppy. Not sure if it was sub workers doing most of work.

I have had several issues with my house. I have e-mailed four times.. The first time he responded he was out of town. The second time he asked when he could come out. I responded, anytime. Still waiting with four e-mails sent.

The floor plans available are really nice. Even though most people choose the Magnolia or Tangerley, the exterior elevations and brick choices make the neighborhood varied. We had a decent experience during the build process where the majority of things were repaired when we or our inspector pointed out. but we are still waiting for a cabinet shelf to be repaired (promised it would be done two weeks after closing). They also built our garage door openings crooked and attempted to repair right before closing and they are still slightly crooked. The worst part of the build is the Sheetrock. Window openings vary by 1/2” from top to bottom and you can see the seams on most all ceilings. If you build HIRE YOUR OWN inspector. Do not trust they will find the problems before closing on their own. Our inspector found multiple issues with the HVAC and wood floor installation and they were repaired before closing. Their inspector did not find these problems. Warranty service after move in is very responsive. As with any new home the upgrades are expensive. The Pulte design center is really nice and the designers were extremely helpful. The home seems to be very efficient. It maintains the temperature without constantly running the HVAC system. There will be issues with any home build and overall we are pretty happy with our new home and the neighborhood. I would highly recommend this neighborhood and the homes. Sales representative attentive, helpful, and not pushy. Impressed with some things in the build quality that they need to do a better job marketing, unimpressed with other things not aware of in the build. Need to make some adjustments for 55+ buyers ; like the filters for the furnace, not elderly friendly in a nine foot ceiling. Should older people be on a 9ft ladder changing the filter every month? No standard grab bars in showers and then not installed to meet Amer. Disability Act standards. Pulte Mortgage company a vey negative experience. Pulte needs to stay with building quality homes and not spread themselves so thin, with mortgage arm and insurance arm. Those experiences were very negative and sought mortgage elsewhere. ... More

Finish work lacks attention to detail. Caulking was messy and missing in places. We were missing a door knob. Kitchen drawer hardware was of very poor quality. Drawers very wobbly. We are trying to get these addressed.

We had several cosmetic issues when moving in, which the company has been pretty good to work with. We had a significant backsplash issue on the kitchen which led to it being torn out twice and re-done. On the third time, they upgraded the backsplash and got it right. The other significant issue is that the stairwell is out of square. When we reported it (prior to closing) they adjusted the kick plate at the bottom step so it appeared square compared to the flooring lines. However, walking down the stairs, it was obvious that the bottom step is 1 1/2 inches deeper on one side than the rest of the steps. Several “quick fix” attempts have been made to correct it without success. This issue includes the side plate being shorter on one side at the bottom of the stairs. The sales part of the process was excellent. They worked with us and answered all of our questions that we knew to ask. I am disappointed with the workmanship for the price we paid. Also disappointed with the quality of fixtures particularly the plumbing fixtures. After the 1st walk thru, we found several things that should have been addressed and fixed at that time because they were wrong. It took several calls to have these corrected and they weren’t taken care of until the week before the final walk thru. If these things had been addressed at the time they were discovered, there would have been less of having to do a total redo. We have had several issues with things not working properly. Response to the issues is good. But when scheduling repairs, the time frame is not always good. We are still having garage opener issues after a month and a half. We also were not told about several things in the building and closing process that came as a surprise to us. One of the issues was a huge charge for hoa at closing that was not the dues. I would suggest a different standard paint color for inside. The color now being used gives the homes a very cold uninviting feeling. At design time we were very limited in exterior choices because we were told neighbors had those colors. That is fine except houses behind us have the exact same stones and very similar colors as their neighbors. We love our new home! We love the community! The overall home buying experience was very good. There are opportunities for greatness, however. Tracy, our sales rep, was amazing. Professional and knowledgeable every step of the way. She helped made the process smooth and delightful and instilled confidence in us. The options selection was the area of biggest concern for us. We were pleased with the overall build process of our new home. The sales person was excellent and the Project Manager assigned was extremely helpful and diligent in addressing our concerns. The follow-up after our closing definitely needs improvement. The customer service representative assigned to us was OK the first couple of weeks in responding to our requests, however, responding and then following thru is poor.
