We had a home inspection done two days after we moved in by an independent agent. We would highly recommend any new buyer to do so. The finish elements done by the trades were definitely not ‘high end’ but probably typical with tract home builders. The charges for upgrades were high enough to incentivize us to do some upgrades on our own after moving in. Glad we did. Even though we had built four homes previously and had a good idea of what we would want in a home, the Design Center was challenging on many levels. The location is great. Design center experience was top notch. Builder assigned to us (Spencer) very responsive and kept us up to date on progress. Title company was not the best I’ve used; one mistake is a typo; more than that is careless work.

As with other mass produced development corners are cut to meet deadlines. Del web was not forthright with some of their information. Too much emphasis on meeting closing dates. My sales rep was top notch!

The sales people drummed into our heads that Pulte is not a custom builder. All homes are built to a standard. Silly me, I expected the models to reflect that standard. When we got into the home, we found several "standard" items that did not match the model. I have had to make modifications to the home to make it useable, With respect to the wiring in the home for TV, phone and internet, I expected the wiring contractor to understand how the cable companies would install their equipment. Workmanship is my biggest disappointment. Sloppy painting and caulking. Oversized cutouts that had to be repaired (at least the one's I saw before closing). Things were not completed and when we contacted the Forman he stated we needed to contact the warranty department. Called about Windows not cleaned inside and out. They also left a razor blade on the outside sill to leave a rust mark on the outside window sill. Front door seal not put on properly and the fix was to add a piece of foam at the top of the door. We bought the Sanctuary model in Dove Mountain and we had very limited choices in interior selections. If you are buying in Arizona, ask to use the Phoenix Design Center which apparently has more choices. The closets, laundry room and pantry are very basic. Many people in Dove Mountain had to do modifications after they moved in, Pulte uses material that maximizes profit such as compressed paper for door jambs, the paint choices are virtually non-existent.The community is great and friendly which is why we chose Dove Mountain. Good floor plans, great field agents trying to do the best they can with overworked, under trained tradesmen (esp. painters and drywallers) Electrical layout doesn't make sense.

From the sales office to our experience during the building process our expectations from a company with such a good reputation as Del Webb were not met. The Del Webb name carries a lot of weight but our personal experience from the sales office to the construction process was fraught with disappointments and a lukewarm response to our issues. We've only been in our house for now 45 days. We love the overall set up for the house but there have been issues. To Del Webb's credit it seems they are trying to resolve the remaining items we have as respects construction errors. However, we seem to find more errors or stuff not working each week. These are not major items (a faulty electrical plug and an obstruction in the wall for flat screen) but they are annoying and makes you wonder what else is hiding behind a wall. I'm sure they will ultimately get corrected but your fast track process and quality control could be better. You're design for the floor electrical outlet outlet could also be better. It's a grounded plug outlet but it's not deep enough to accept a plug. The cover will not close and must be left off once a plug is inserted. We're still waiting on a replacement door for the lanai (2 months) along with 2 replacement draws for some cabinets we were promised. We still don't even have a registration code for the neighborhood HOA portal. We were told we would receive it within 30 days (also now at 45 days). ... More

In hind sight we would've gotten a realtor to help oversee construction and negotiate. Pulte sales and other staff friendly on the plus side. Location and neighborhood, amenities are great but finishing workmanship not so much The project manager was great and in constant contact but it is more an issue with the sub contractors lacking quality workmanship. For the price you pay we would expect more attention to the finishes, We feel Del Webb has gotten greedy in what they offer for the price. The design and quality of cabinets is disappointing. It’s a basic cookie cutter house at a premium price.

star-rating Bellwether in Corcoran MN is a nice development, however pricing reflects it big time. The upgrade pricing on most things were double of other developments.

Be prepared to pay 35-40% higher than the advertised base price. Everything adds up. A lot of consumers thinks it closer to 10% and are really shocked when they see their bottom line.

The wood work in this home is horrible. Flooring company was sloppy when laying the grout. Been in the home for 2 months and none of it has been fix. Not scheduled for another month.
