Final walk-through scheduled on same day of closing which doesn’t give the buyer enough time to have outstanding problems repaired. Surveys shouldn’t be completed before outstanding closing problems have been finished. Too many promises made during final walk-through by superintendent that haven’t been done yet. We--and our neighbors--were rushed through the process of selecting our finishes and electrical. Strongly suggest you be actively involved throughout the building process. We were from too far away to check on things. To our surprise, they started building before we could sell our home. (We had planned to rent in the area while building.) Consequently, outlets were in the wrong place, and a toilet is noticeably off center. Even so, I love my home and the area. I feel it is over priced for the quality ; their paint is horrible and it's applied sloppily. You are really paying for a lifestyle--not a home. It's been 2 months since closing and the only item from the punch list that has been fixed is the refrigerator. Some others have resulted in phone tag that ended in their court and some have no effort at all.

The Pulte/Del Webb team does an adequate job in building quality homes but seems to leave details to clean up later due to the rush to get you to the closing table. Communication between home builder and buyer also leaves a lot to be desired as phone calls and emails are often ignored or given a delayed response. Sun City is beautiful and I do believe there will eventually be many activities. We are currently playing golf, going for walks on nice broad sidewalks and in beautiful wooded areas, and attending Spanish classes and some other groups of interest on Zoom. The neighbors are wonderful people and very friendly. I was frustrated in how little time we were involved in planning the house and how poor some of the communication was. The outside brickwork and inside tile work was highly professional. We didn’t get the tile we requested in the kitchen; there were serious problems with the floors, and much of the work inside and out was sloppy. Outside, at the bottom of the bricks, there is visible black fabric sticking out, and there are strings hanging out all around the house. The cement on front porch was not smooth, and there were paint spots on the bricks. A large orange stain was left on the driveway. Inside, texturing was uneven and poorly done in some areas, mishaps in painting were not cleaned up, scratches and dents were not filled it, and at least a fourth of blue tape markers of cosmetic problem areas were ignored. We still love Sun City and would do it again but I believe the builders need more training, better equipment, and more supervision and direction. I would tell a friend to but a spec house or a model so that they know what they are getting or to purchase the least expensive choices and then have the floor, tile, lights, etc. put in by professionals. ... Due to the highly strict HOA's (you wouldn't let us put up a very nice wrought iron fence for our dog until we could get the permanent one installed), we decided we are just too old to live by so many stringent rules. Del Webb tends to squeeze its subcontractors to the point that only the most egregious issues are addressed -- *IF* you notice them and *IF* you vociferously complain. There is no pride in the work that is done and the finishing touches are just plain missing. Regular inspection of the construction process and rigorous screening of specs are a must. I’ve found several major issues with the house since I moved in and contacted the warranty division. They’ve come out to look and agreed repairs are needed, but nothing has been taken care of.

The sales staff is friendly and helpful. The subcontractors are horrible. The construction supervisors we had are no longer with the company. They were terrible. We have had a positive response to our concerns and are awaiting scheduling of repairs to be made. Much time has been spent worrying and fretting about our decision to build here. We lived 1300 miles away when building took place. I would suggest if you build here, you rent here and watch every day the progress (or lack there of) being made. This was/is a very stressful time. The workmen ship and attention to detail is shockingly poor. Many many issues to many to list. Not happy. Would not recommend to anyone.

If you have any choice do not observe what goes on during the construction phase, you will save yourself a lot of stress and frustration. Add several days to the promised completion day, in other words, do not plan any deliveries, any visits, any activities until after everything is completed and signed off on, and then add five days to that! Sun city is great location but feel the house is overpriced, fit and finish (not so good) full brick- great, green space in back yard good but $$$

Every house I see in Sun City has a rain sensor with a bracket on their gutter. When I looked for mine it is sitting in my gutter. So I am thinking why would someone just put my rain sensor in my gutter instead of using a bracket like everyone else? It did not fall there someone had to do that instead of doing it right. The experience was less than positive due to lack of information on what to expect, being 1500 miles away and finding out things we should have been made aware of during the purchase AFTER we moved in.

Pulte was very responsive to the quality related issues encountered. We saw shortcuts that led to some of the quality issues.

Cuts on trim, drywall and framing not done with precision leaving gaps that should not have been present. The garage was not cleaned despite repeated requests to remove globs of concrete, drywall mud, sawdust and drywall dust. I finally cleaned it myself. Texturing and painting were done haphazardly with blank areas and paint runs.the sprinkler system was not working correctly and required multiple calls to get corrected. Someone cleaned a paint brush in the sink leaving the sink stained. Calls to quality personal and project manager would go unanswered requiring multiple calls or calls to Tim D.,the dependable sales rep, to get them going. Areas requiring paint touch-up and additional caulking are still in need a month and a half after closing. The areas are marked with blue tape. It is an embarrassment to have guests see all the tape. The communication between supervisors and workers seems to be sorely lacking. It appears to me that there is inadequate supervision and accountability for the workers. Overall workmanship is sloppy at best. After buying a Del Webb home in Anthem, AZ I expected the same quality, but apparently the Austin market is too much for Webb.

Based on my experience and talking with other home owners it seems that things would be better if everyone slowed down a bit and did things right the first time. It shouldn’t take multiple redo’s to finally get things right.

Maybe my expectations were way too high. I still can't believe the lack of craftsmanship and care. I'd be embarrassed to have others look at my work and feel the way we do.

We moved for the lifestyle but disappointed in quality of the construction. In a $500,000+ home, one would expect a certain amount of quality. Upgraded brushed nickel hardware does not include towel rods or toilet paper holders. If you upgrade the kitchen vent to include a wooden shroud, you lose the upgraded vent and are given a cheap noisy vent with two 30 watt bulbs (no LED lights or quiet vent fan). By the way, the design center did not advise us about this switcharoo. Thank goodness we had a great field manager for the construction but the tradesmen (framers, sheet rock, plumbers, painter, trim people etc) are so rushed and do not care if things are not right because someone else will fix it, wasting our time and much aggravation. Turf was brought to the house but was not installed or watered for 2-3 days in 103+ degree heat. Surprise, some of the turf died and still needs to be replaced. We have been here 2 months and have not met a single person who has not had a multitude of similar problems. Pulte just wants to slap up a house in the shortest time and for the most part doesn't care if the customer is happy. If there were another builder to choose from with the same type of Del Webb lifestyle, choose them without hesitation. The sales people want to help but the sales manager could care less about the customer. He just wants to sell the house, make his profit and move on. When I told him these houses were being built too fast which is why there are so many problems, his response was they are "not building fast enough". If you don't want to put up with these headaches, choose another location. Sun City Del Webb is not the place for you. The people that are now living here are great and we have developed many good friends in our neighborhood. ... More
