I was surprised at how sloppy the overall craftsmanship was in the details. I have found at least one corner not square. There is at least one crooked wall. Most of the electrical outlets don't cover the entire hole leaving the appearance of small holes next to the outlet plates. Some of the cabinet doors were hung crooked and the depth is that of cabinets put in a cheap house. The upgrade to the blinds is a disaster and will need to be replaced because they are crooked and cheap. Water drainage between houses is poor and will need to be addressed. We've been here less than two months so I'm sure we'll find more issues as time passes. ... More

Quality and workmanship is absolutely awful. Huge lack of pride in workmanship, interior finishes and if their clients are taken care of. The construction crews are some of the worst in the business.

Before they had our money, the salesman and general contractor were great. Three weeks after we moved in we had a storm and discovered multiple leaks and ceiling damage. The builder is refusing to fix anything because it is wind driven moisture (there was little to no wind). ... More

The final cleaning and detailing of the home was sloppy and poorly done. No attention to detail! Overall the quality control was poor, at least 4 contractors need to fix/finish items after move-in.

Workmanship on our home is awful. Attention to detail is lacking. Promises made to correct problems rarely kept. Not a satisfied owner.

Unless there are major changes in Pulte processes, communication, follow up, and quality over quantity, we would not recommend them to family or friends.

Poor trim materials, lousy paint, lousy finish work (use caulk to try & cover up poor craftmanship). Every time they fixed 2 things, they damaged/broke one other thing. They had to install our wood floors 3 times. I (buyer) was the one to find the errors and installation issues with the floors. Pulte would have sold it to me in poor condition if I had not found all the issues. They do not inspect their contractors' work, and hope that caulk, poor lighting, and quick walk-throughs will get them to the closing process. Their entire management team needs to adopt an old management philosophy - "INSPECT what you EXPECT". My spouse said it best:, " I feel like I purchased an old, used house - not a new house, We will have to repair, replace, re-paint so many things - we should have purchased a used house in better condition". An example: after less than 2 months in the house, the finish on the bathroom sink stoppers is already wearing off (and these were their UPGRADED products). I also spent about 2 weeks sanding and re=painting to cover drips, runs & areas where the paint did not even cover the walls. I knew Pulte's reputation was bad, but had heard they had improved.... NO WAY, not after my experience! ... More

star-rating Our sales person was inept and after we signed lost interest in us and the house! The construction foreman had only one interest and it was for us to sign off on extremely poor construction.

Many people buy here for the Sun City name and life style. Del Webb is stamping out homes and only concerned in profit. The finish work is extremely poor. Ironically, the options we paid for were among the worst! The construction supervisor is in a bad spot as they can't hire or fire workers that don't have a clue to what they are doing. I can't even begin to state all of the problems. We quickly refused to let ANYONE of them inside our home to "fix' or 'go over' anything. Our sales person was misleading and uninformed. The mistakes caused the Title Co. and Mortgage people a lot of grief. We were not sure of our numbers on closing day. We lived out of state and feel we were taken advantage of from sales, construction, and Del Webb. ... More

Lots of room for improvement for Pulte: 1. Be forthright at beginning how real estate fees are managed. If client does not use a real estate agent, this fee should go to benefit of buyer. 2. Have drawings to show what is “standard”, so that you know what your base is when Selecting options. Pulte refused to give us base model electrical drawings for house despite our repeated requests. 3. Hire workers with minimum level of craftsmanship and improve quality control procedures. We had numerous examples where the construction quality was poor. Split studs and bracing, large gaps in caulking, poor paint coverage, poor HVAC pipe routing, etc. 4. Maintain continuity of personnel instead of continually switching Construction supervisor personnel and responsibility. You could never be sure your concerns were being managed. 5. Better show which is /is not optional on models. Pulte uses a “change order” strategy for many items that would normally be considered standard. ... More

The whole process of building a house with Pulte at Sun City was very frustrating! Nobody was responsible for anything and we were constantly ignored: no pre-drywall walk through either even if they clearly states it as one of two they do and we sent them MANY emails and texts! The only person who tried to make things better was Jon, our last field supervisor. But he came after the house was completed. A few days after we closed on the house, there was water leak from the ceiling, but the supervisor for plumbing said ‘it happens’! ... More

I hope the house was framed better than it was finished. Absolute worst finish job I have ever seen. From nails in the front of cabinets (where they could be seen) to scared up doors and door frames that they tried to cover with caulking to iron door hinges that were painted white ( not supposed to be painted). The paint job on the walls was so thin you can see through it. At one time there were 3 building supervisors marking up the house with blue tape for the carpenters and painters to come back and redo there work. The next day all the blue tape pieces were gone but the work was not finished. We went back and remarked all the same places. 4 flood lights in the back yard and none of them work (still). It took multiple attempts to close because they just could not get it right and we are still waiting. I have not heard a word from anyone since I closed on the house. No follow up whatsoever. All Pulte cared about was blowing smoke and closing. There is plenty more but where this came from. Could be the Biggest mistake I have ever made. ... More
