Overall very pleased with the maintenance service orders submitted. Scheduler and crew responded promptly and did excellent job. Workmanship can be improved. Several places such as granite top, concrete surfaces are "rough". Plumbing - so far good. The only item feels very disappointed is the kitchen vent hood. The 36" vent hood from Whirlpool can only provides draft on one side because of the weak motor and the motor being mounted on one side only (verified and replied from Whirlpool). This leaves the other 2 1/2 gas burners on the cook top essentially "smoke" and useless to a certain extent. ... More

By today’s standards I believe our Del Webb home is as good as any mid-range new home, and better than some. We had an excellent field manager who worked hard to deliver quality, but it largely depends on materials and the actual laborers. Materials are mid-range. Laborers move very fast and sometimes pay less attention to detail than I wanted. This is today’s world, I guess. But we pay top dollar for Del Webb. Maybe not River Oaks prices, but this isn’t River Oaks. One serious issue for us was our sales person who mis-informed us on several issues. We only had one sales rep. Maybe others are better. I would give a much lower “trust” rating if it was only based on sales. Another issue is having to make so many decisions so quickly, based on very little information. Read everything, including HOA rules, before you commit, and try to fully understand each each design decision before you commit. Del Webb / Pulte Homes needs to meet with it's "construction partner" and do a way better job insisting that the subs clean up after themselves and respect the fact that they are working around occupies HOMES! The trash that they leave is not OK!!

Anthony made the experience during this unusual time very easy, he kept us up to date with the delays and worked hard to get house finished. My only complaint is the painting and calking are not up to the price paid for home.

During the build process it seemed that it was more important to rush through the job rather than take a little more time to get it right. They reworked our ceiling three times before they got it right instead of taking time at the beginning. We have issues with doors not closing or being stuck and an electrical issue with the lights blinking if we turn on the vacuum or blow dryer but overall the house is nice. ... More

I wish that workmanship and materials were separate categories. The materials are exceptional. We have built houses before and were impressed at the quality of the materials from concrete slab to joists and flooring. Workmanship on the other hand is good but not excellent. There is no pride in doing a job well, but seems to be a goal of getting the job done fast regardless of outcome. For the most part we are still happy to be here and feel we have a good home. Many areas of sloppy painting. Paint specs left on floor and bathroom appliances. One of the crown moldings has sub-par wood that was just painted over. Doors not lined up to operate correctly. We are very happy and satisfied with our house and our builder Randy was excellent throughout the build process. However, Significant portions of our sod was loaded with crabgrass, in fact 2.5 rows of the sod in back were all crabgrass. Additionally, the sprinklers in the back do not cover the backyard. We also noticed our landscaping was of significant lower quality than our next door neighbor who also had Pulte landscape. The building process using critical path scheduling is too rigid and inflexible. Common answer when asking about idle days was "subs go by the schedule ".

The floor plans available are really nice. Even though most people choose the Magnolia or Tangerley, the exterior elevations and brick choices make the neighborhood varied. We had a decent experience during the build process where the majority of things were repaired when we or our inspector pointed out. but we are still waiting for a cabinet shelf to be repaired (promised it would be done two weeks after closing). They also built our garage door openings crooked and attempted to repair right before closing and they are still slightly crooked. The worst part of the build is the Sheetrock. Window openings vary by 1/2” from top to bottom and you can see the seams on most all ceilings. If you build HIRE YOUR OWN inspector. Do not trust they will find the problems before closing on their own. Our inspector found multiple issues with the HVAC and wood floor installation and they were repaired before closing. Their inspector did not find these problems. Warranty service after move in is very responsive. As with any new home the upgrades are expensive. The Pulte design center is really nice and the designers were extremely helpful. The home seems to be very efficient. It maintains the temperature without constantly running the HVAC system. There will be issues with any home build and overall we are pretty happy with our new home and the neighborhood. I would highly recommend this neighborhood and the homes. I have only lived here for 6 weeks. It would be better to ask after I have been here longer. It has not been without issues. Some have been resolved and some are pending. I continue to notice things.

We love our Del a Webb home and the community. So much to offer. Well built home. Our only problem was Pulte mortgage. They were awful. Do not use them. Should have paid cash and saved ourselves a lot of stress.

The home building process was not well coordinated. Seems the workers were not supervised and poor workmanship was not corrected as they worked, but towards the end, which created other problems. Upon closing, the Customer Care department has been on top of everything and making corrections, but it has been frustrating to move in and have issues. Suggest the buyer is involved in the home building process and ensures corrections are made before moving to the next stage. We are however very happy with the community.
