star-rating Amount of loan preclosing after downpayment $142K; jumped to $165 at closing due to all the money-grab expenses. Seller's agent insurance quote of $845 annually was bogus. Amout had jumped to $1161 when policy docs received.

Not a pleasant experience at all! We felt exploited and taken advantage of at almost every turn.

Do your research. We were told the wooden fence behind the house would be upgraded to stone and hardy plank and it isn’t. We were told no building would take place behind our upgraded lot and 2 story homes are being built which means no privacy at all. Check and double check. I paid a high premium price for my lot, which not only backs up to a lake, but is also adjacent to a large common area that is to remain vacant. My property only extends 12 feet behind my house, so there is about 60 feet of common area behind my property to the lake. The Del Webb HOA is supposed to install sprinklers and maintain grass in the common areas, but these areas have been neglected as overgrown weed patches instead! Some materials/ wood was the least expensive was used in upgrades.

Represented ceramic tile as wood look vinyl floor. My truck will not fit under garage door height. Del Webb does not do lawn maintenance on home owners property. There is not a golf course next to Sweetgrass Del Webb.

We wish we had hired an independent inspector to inspect the home throughout the build process. This would have caught a lot of the construction issues we are dealing with post-closing.

This builder is the best, but covid affected everything...not the builder's fault

Pulte pushes for quick closing dates even though the house construction is far from done. There is no time resolve the open issues and things are slammed together make the closing date. The most disappointing about the Del Webb community is Pulte and the lack of updated choices in the design center for the Garden series homes. The choices are very limited and color choices are outdated. To get up to date choices, you must upgrade to the highest level and pay ridiculous prices and the quality is poor. Get everything in writing as promises may not be kept. And go to the design center prior to signing a contract if they let you. The sales rep I had was very knowledgeable and the 2nd field manager was excellent. She’s the reason I stuck with Pulte. She followed thru on everything she said she would do and got answers for all of my questions. The Sweetgrass community is nice and what makes the place are the great neighbors. ... More

Please get an inspection done before you close on your home. There seem to be a lot of problems with building homes. They have contractor don't understand what they are doing and that is very misleading. They are not thinking about the quality of the home just the $$$ and that is not good for the buyer. They need to take there time and build these homes as if they were going to purchase these homes. The VP of construction need to inspect these homes as well because they are being half build. I had so much wrong with my home I started not to closed. The Inspector came out twice to inspect my home and that cost money. Do it right the first time and the builder need to take their time. Poorly managed contractors. Allowing for mistakes and carelessness. I’m certain it would be worse if we weren’t on site to question problems. Even then managers didn’t address poor finish details. Paid inspector found serious items like framing issues... ... More

There is a general lack of pride in the workmanship of these homes. They have used the cheapest materials in some cases, especially with the AC. In my opinion the AC system has been poorly installed and is sized incorrectly.
