I think the inside paint could of being better quality,, every time there is a scuff mark on the wall and i try to clean it the paint rubs' off

The paint job inside is pathetic. My father was a builder and I worked for him. He would be immensely disappointed. The slightest marring or touching, the leaves a mark. They need better painters and more concerned with detail. We paid additional monies for a handicap roll in shower, this is FLOODING. We've advised them of such. It must be re done asap. Of course, due to this C o v i d all entry to home has ceased. The concrete garage entry has cement cracking on lip. The impact windows are scratched. The baseboards by shower were left non painted. Should have used tile or painted baseboard. There's a HUGE piece of missing drywall where kitchen cupboards were installed. Good, solid hurricane proof house. There are very few standard options. You have to add a lot of upgraded options which are grossly overpriced. There is a mix of houses and townhomes in the community which has now changed to more townhomes than houses and less estate homes being built. Many homeowners are not happy about the builder changing the community plans. Ask the sales associates a lot of questions. Divosta has entered a "High End" market and has quite a ways to go to live up to its intended goal. Workmanship is acceptable but surely not high end. Work in progress has to continually be redone because the hired workman are insufficiently trained and hired on the basis of the least expensive wages they can get. This results in poor workmanship and frustration from a buyers perspective. You definitely get what you pay for. The "overall" experience was truly a great one until the week of closing, closing day, and the week afterward. Christy, the Sales Representative, was great from beginning and still is a shining example of great customer service. Took the time to get answers to all of our questions pre-construction and communicated really well and thoroughly. Any hiccups, she gets them smoothed out quickly. Jenn in Design was fantastic, communicated very promptly when responding to questions, even after hours, and provided great advice for the design options. And Kelvin... our original field manager... we really liked Kelvin, but communication broke down in the beginning, then it became good after escalating above him, Kelvin even called/texted us proactively after that, for awhile, then suddenly the LAST WEEK between the walk-thru and closing day, almost NOTHING accomplished from the punch list, (p.s. 5 new homes for me - and this was the longest punch list of all of them) even items we brought to Kelvin's attention 2-3 weeks earlier. THEN, THE DAY OF CLOSING Kelvin called, another week was needed “ideally” and this was per upper management he said. We could not except that, told Kelvin to let upper management know why things weren't done, share our prior communications and have them call me. He called back and suddenly we could close, albeit much later in the day. We were told the number one item on the punch list, the MBR ceiling repair was being worked on that morning (of closing). Despite being the 2nd "supposed" repair to the exact same thing it didn’t look any different. We were then told it would be addressed the morning following closing, it was supposedly scheduled (per Kelvin). By 1 or 2 PM that next day, trade is a no show and NO communication from anyone. At this point my wife and I were quite frustrated as there was no way the repair could now be completed prior to moving furniture in, which is what we were very clear about trying to avoid. Made one phone call to Christy later that same afternoon, and by that evening another field manager jumped in, Andrew. He followed up, quick responses in the beginning, he re-reviewed the punch list we originally created w/Kelvin, he called Kelvin, made sure he understood each item in detail, put it in excel format, created a 4 day schedule, provided us a copy, met trades on-site, etc. Things seemed on track and good. He got us ABOUT HALF-WAY through the punch list. THEN, he gave me the "survey speech..."knows everything wasn't perfect, etc, etc. how they needed top star ratings, "yes" answers to all, etc, etc., even hinted at understanding if maybe I just didn't complete the survey at all. I totally get it, surveys don't always reflect folks efforts, often it's the company not the staff... I told him not to worry, and gave a PERFECT survey, the HIGHEST marks, and answered YES to "was the home completed on time" and "were the punch items completed" and everything else - I essentially falsified the survey marks as a courtesy to Kelvin & Andrew believing they were well intentioned and maybe just overwhelmed by how the company schedules them or something... THEN day after the survey is completed - not another word from Andrew. Did not return phone calls, texts, emails, NOTHING. I called Christy, she jumped right in again (thank goodness for Christy) and now we are working with Debra. Debra so far has been fantastic and has been responsive. She has coordinated both pre-closing issues for which Kelvin and Andrew dropped the ball and now a few post-closing issues. We understand Kelvin had a personal emergency, taking him away from work briefly and we hope everything is okay, he’s a very nice guy, was very pleasant to work with when we could reach him. As for Andrew, thought he was great but evidently for him it's only about the survey results, then he crosses you off his list. All that said, we don't want to let the actions of a couple employees overshadow the hard work, efforts, caring attitudes, and helpfulness of the rest. Going forward we hope any warranty issues that might arise are handled well and we look forward to sharing our mostly positive experience with all of our friends and colleagues. We were very excited during the building phase. There were some issues during the build but our sales agent stayed on top of them. We do believe it is a structurally sound home. But when we moved in and took a closer look, the workmanship regarding the finishing details was questionable. Our punch list has many items to be addressed. To name a few, the tile floors have cement, grout and paint dripped In several places, some of the doors would not close and lock properly, the painting and edge cutting was mediocre, one of the shower doors is not sealed so water leaks on the floor, some of the sheet rock around doors was not completed properly. We have to schedule many after build contractors to correct the issues. These contractors are hit or miss. I am happy but i could be much happier if the workmanship was better. Any outside repair person always remarks about how they don't understand why certain things were used in the build such as "why were these wires used?" Seems like they use the cheapest vendors, no one was supervised as long as they job looked complete they moved on. How many days of work am i going to miss to fix all these issues? And will my issues ever be resolved? Stop telling me that every issue is normal or the style. A towel bar was literally placed where a mirror would obviously go centered above the sink and i was told that is the look. Too much warranty work to be done after move in. Floors warped and known issue with a support beam not to level in all of their townhomes. walls uneven, all appliances needed multiple service (hot water heater, washer, dryer, refrigerator, stove (6 times), dishwasher, garage door opener). Our home has a lovely layout and design. The fixtures in the bathrooms and kitchen, the faucets, the tiling, in the home are excellent quality. Our home as upgraded cupboards, carpeting, and flooring which is a definite plus. My only criticism is that there is a lack of attention to small details. An example is paint splatters on flooring, carpeting, and fixtures. There has been a concentrated effort to come and remediate these problems, however, there are still many small things that could be attended to. I know I am very fussy and many of these things might not even be noticed by some people. I would suggest that if someone is building to inspect often as the building is progressing. ... More

Asked for a new thermostat that was supposed to be in the house. Confirmed day of that they would give a 30 min window and never showed up. After calling my customer care agent and another emergency line no one called back until over 8 hours.

As an architect and client construction manager, I have high standards for what I expect of my designers and contractors. I know how difficult it is to find quality workers right now, especially in these prosperous times. However, I cannot overlook the overall poor craftsmanship, especially in regards to finishes, on display in my home. I feel I headed off may structural and other "buried" to the untrained eye issues. My best wishes go out to those who do not catch issues as they arise during construction. But, the poor finishes were too much for me to keep up with. I got to the point where I just figured I would fix them on my own, because every time "professionals" addressed issues, they made the situations worse. In regards to Pulte, in many respects, they performed very well (Mortgage folks for example). But, beware, salespeople are salespeople. Their job is to sell. Take notes every step of the way and verify with the people who will actually build your home.....as well as the HOA folks. Ask the same question and you'll probably get (3) different answers, at (3) different times. And, nobody want to say "yeah, that's my responsibility - I'll take care of it". We made the mistake of trusting people. Don't do the same. All that being said, we love our home. But, in order to feel that love, we have expended way too much time and effort of our own than we should have. ... More
