Poor communication with process of build, closing was several hours and keys were lost along with gate access passes. Work is sloppy. Inside baseboards are primed but not painted, bathroom shower knobs mismatched and shower not working. AC not working, paint is sloppy and not flat. Kitchen electrical is not working right. I am disappointed in the grout work on the tile. Divosta tried to fix it, but it should have been down right the first time. Some one stroke two of my paint samples and items that came with my dishwasher and washer/dryer. Divosta has yet to give me the stolen paint and other items! Have a list off about 20+ items to fix. Finally after living here 3 weeks, multiple contractors Stopped by to fix some items on my list. 5 done, 15 or more to go. Frustrating since Nobody contacted me to review the list of items before common out. So a few left and told me to submit a new ticket. So now I have to start again and probably Wait a few more weeks.. a 3 x 2 inch hole in the wall next to my tankless water heater Is a major concern , with all the rain, water is getting into the open hole in the exterior wall, Who knows when it will be fixed. I am happy but i could be much happier if the workmanship was better. Any outside repair person always remarks about how they don't understand why certain things were used in the build such as "why were these wires used?" Seems like they use the cheapest vendors, no one was supervised as long as they job looked complete they moved on. How many days of work am i going to miss to fix all these issues? And will my issues ever be resolved? Stop telling me that every issue is normal or the style. A towel bar was literally placed where a mirror would obviously go centered above the sink and i was told that is the look. Too much warranty work to be done after move in. Floors warped and known issue with a support beam not to level in all of their townhomes. walls uneven, all appliances needed multiple service (hot water heater, washer, dryer, refrigerator, stove (6 times), dishwasher, garage door opener). Painters had to repaint multiple walls from nail pops and wavey walls, barely any paint on the walls. Every trade wants to blame another trade. Seemed to me that the base house was pretty basic and almost everything was considered an upgrade. Everything had to be done on their schedule with little to no consideration for us.

Very poor job installing drywall, tile and wood trim. Foundation not flat. Cabinets came in beat up. Told up front they use wood 2X4 studs - not true unless you have a 2nd floor - they use metal - I would not have bought if I'd know that. 2 stars on trustworthiness because of that. Cannot get the warranty person at the Lakes to answer emails, answer questions about construction deficiencies or schedule contractors to effect repairs. He even told my wife that our problems were "small ". The problems include issues with the windows, doors, HVAC system, tile floors, paint, cabinets, plumbing fixtures, pavers and landscaping. Repeated questions about when and how these issues will be addressed seem to be ignored. Our home has a lovely layout and design. The fixtures in the bathrooms and kitchen, the faucets, the tiling, in the home are excellent quality. Our home as upgraded cupboards, carpeting, and flooring which is a definite plus. My only criticism is that there is a lack of attention to small details. An example is paint splatters on flooring, carpeting, and fixtures. There has been a concentrated effort to come and remediate these problems, however, there are still many small things that could be attended to. I know I am very fussy and many of these things might not even be noticed by some people. I would suggest that if someone is building to inspect often as the building is progressing. ... More

I had many issues when I moved in my new house and having a very difficult time getting Pulte to fix these issues. Some of my issues: poor paint job, electrical issues: lights flickering, power goes off when washer is turned on, Tile finished poorly- missing tile on backsplash, hazing. Threshold loose. Pavers are stained- have foot prints across my lanai pavers, front driveway pavers are stained. Hole in ceiling in my garage. All my LED lights are clicking when they are turned off. Asked for a new thermostat that was supposed to be in the house. Confirmed day of that they would give a 30 min window and never showed up. After calling my customer care agent and another emergency line no one called back until over 8 hours.

As an architect and client construction manager, I have high standards for what I expect of my designers and contractors. I know how difficult it is to find quality workers right now, especially in these prosperous times. However, I cannot overlook the overall poor craftsmanship, especially in regards to finishes, on display in my home. I feel I headed off may structural and other "buried" to the untrained eye issues. My best wishes go out to those who do not catch issues as they arise during construction. But, the poor finishes were too much for me to keep up with. I got to the point where I just figured I would fix them on my own, because every time "professionals" addressed issues, they made the situations worse. In regards to Pulte, in many respects, they performed very well (Mortgage folks for example). But, beware, salespeople are salespeople. Their job is to sell. Take notes every step of the way and verify with the people who will actually build your home.....as well as the HOA folks. Ask the same question and you'll probably get (3) different answers, at (3) different times. And, nobody want to say "yeah, that's my responsibility - I'll take care of it". We made the mistake of trusting people. Don't do the same. All that being said, we love our home. But, in order to feel that love, we have expended way too much time and effort of our own than we should have. ... More

Builder grade materials (even when you pay a lot of money to upgrade) and shoddy workmanship! Think twice about buying these "cookie cutter" homes!

We have had several issues and mostly they are fixed...except the refrigerator. It has been out since we moved in on September 6th. We have had Flamingo out here 6 times. We finally got a new one on Friday and it is much louder than the first one. We have to sleep with out bedroom door shut. I have to work with my office door shut. We have to turn the tv up because we can’t here it over the noise. ... More
