Biggest take away from buying experience the fit amd finish of the home was not up to par. For example after doing the blue tape walk, we noted a bunch of minor fixes that did not get fix, things like having flood light of centered, tile with grout cracking, Cabinets with more damage done after cabinet installation visit, having main drain to sewer broken causing the plumbing to back up. Having garage door spring with no tension so when you open and close it was heavy and came down fast. All problem got fix but for what the house cost the small things added up and did not make my experience 5 star transaction. On the positive side the floor plan is amazing and the home is beautiful just i was not happy with the build quality. ... More

We love our West Bay home, the only issue is the quality of the materials they used to not match our love for the home. We’ve had multiple drywall issues, painting issues, issues with the flooring, and the home was dirty when we moved in. For As much money as we spent at our home, we would’ve thought that they would’ve sent in a professional cleaning company to clean it prior to move-in. Most of the process was smooth, except for the very end at closing with the multiple issues we had to address. I highly recommend hiring an outside agency for Quality inspections, and hold off on closing until every issue is address. We unfortunately did not have that luxury. ... More

Not really a good experience, If you are a busy person I would not recommend this builder. All employees are very nice, but their policies and procedures are definitely not "service" oriented. The door bell, after 1 and half months of moved in, still does not work. I was told that there was going to be an inspection after 28 days of closing to make sure everything is running smoothly, it seems I have to be the one requesting the inspection. The lender, didn't really care of making sure if I was ok with the financing terms. Lastly, the pool company, although I speak 3 languages, told me to go and look for an Spanish pool schooling, Again no sense of what "service" means. I bought my previous house with Beazer an smaller company with their service 100% much better that Homes by West bay. ... More

I would like to give 5 stars, but as of now, I honestly cannot. Sod is mostly dead, that’s with an irrigation system and still no resolution of any sort, other than “we’ll have the sod guy look at it.” There are large areas that are completely dead and that’s no exaggeration. I like the ease of filing a warranty item and the quick response. I understand with all the COVID 19 stuff, but still waiting for answers. All I heard during the building process was look at the contract. Now all I have to go on verbal acknowledgment. I am happy that two sub contractors actually just got back to me today about correcting any issues on a future date. Yes, there were more items but I’m just keeping my fingers crossed they will get addressed and corrected. WestBay, I’ll gladly resubmit this review but.... Write everything down. When you do the walk through make sure EVERYTHING is marked with blue tape and on the report . Take your time when looking for things at the walk through. The house is nice and the builder assigned to my home was great. I feel he listened and tried to make up for a terrible upfront experience with sales. Sales lied and to me and I have the text messages to prove it. West Bay did nothing to make it right or even meet half way to try and make up for it. They simply said this is how it is. Ultimately they fired the salesperson that sold me my home but that does not resolve anything for me, only them. So my family and I love the house but there were some electrical issues and others that are still being addressed with the speed of a glacier in winter. Don’t expect too much from the contractors to the actual outcome of the house. They don’t treat you any better than the other big named home builders. The 2/10 year coverage is very limited, so don’t rely on it. The best thing is the foundations and structures, so everything else is pushed aside and you don’t become a priority ... More

Make sure you get a Realtor. You need that middle man to go to bat for you when needed. This can be a great experience or a horrible experience.

Westbay positions it's marketing as a builder that listens to the customer and is high quality. When graded on these metrics, it is neither. The build quality is just the same as any other builder, lots of issues and poor workmanship. They lack attention to customers. We were ignored multiple times, even by the corporate office. These are just some major issues: Multiple empty beer bottles on the job site, Side of house hit by construction vehicle, design studio sold multiple items not available in the final production and advertised items that were not actually true, purchased items not installed until caught by owner, major placement mistakes of windows and coachlights, asked to sign documents prior to completion, low voltage wires not complete and done wrong. Rude construction manager (James) Worst of all, emails and voice-mail messages to corporate all ignored. Continue to discover poor workmanship issues. Great Room cieling 1/2" out of level. Pavers sinking. Told when pavers are put down, you own them.

Saddened by my overall experience! We were so excited to move into our new home. Be very careful as you do your walk-through there were many things that I did not know when you are spending over a half million dollars that you should have to worry about looking for. My refrigerator still does not work properly and I have lived here for two months now the countertops in my bathroom they gave me scrap granite three pieces Seems down both of my sinks, my mothers shower did not drain, my daughters toilet had a rag stuck in it from the Builders and did not flush properly, my hood sounded like an airplane going off when you turned it on and my husband had to fix that himself, make sure you check your seams in your counters, and the outside facia’s. I could continue to go on. I will say the 30 day follow up has been pretty good they fixed most to an average standard besides they really do not and will not replace the scrap granite that they gave me. Sloppy workmanship. House was dirty at closing and floor was dirty so that paint and glue and slices in the floor could not be seen at final walk thru. Now the owners issue to deal with. My wife and I was so excited to see the completed brand new Homes by West Bay house. We honestly would like to rate it a 5 star but we are very sorry that we cannot tell a lie to people. Comparing our previous brand-new Centex and Lennar houses, it’s not worth it to buy Homes by West Bay house again based on our recent bad experience. I wish I can upload some pictures. We addressed all the major and minor defects we found on that final walk thru (a day before the closing on August 18, 2020). Thanks goodness they took care of installing the 5 missing ceiling fans before we moved in. Two months and a half now and the minor defects (dents on electrical outlets and big dents and minor scratches in every room, closets and furniture) are still not fixed. We recently noticed the small opening on the master bedroom door and a space between the Den’s door and the wall. Not sure if I have to check every door now in this house. So many doors. The area upstairs where they installed the two AC units looked like a trash area and I have to broom and vacuum it myself. They refused to do it. There were dead grasses around the yards and I have to fix them myself because they also refused to fix it. The driveway and the side walk look horrible. It is so dirty. It is not what you expected to see on a newly constructed house. I tried to power wash it myself but couldn’t get rid of the dirt. Lastly, I would like to mention the garage. Horrible and dirty. I really wish I can upload these pictures in here. Thanks goodness no plumbing, electrical and AC issues so far like what we had experience in our Lennar house. I am planning to sell this house in a year or two. ... More

The buying process was okay but once we closed things went downhill quickly. Westbay "forces" buyers to fill out a survey at closing so everyone is on their best behavior until after you close. During the last two walk-throughs the customer is supposed to meet with the quality control representative to transition contact from the construction manager to the quality control person. Well, that never happened for us and in fact it was never communicated regarding this change of contact. Additionally, the construction manager continued to interact with us and actively participate with issues we were experiencing and trying to assist in fixing the issues...UNTIL a particular issue arose that he was supposed to have verified was operational at time of closing which there was no way this could have been the case. Then the construction manager become pretty nasty and rude. I reached out to his supervisor whose behavior wasn't much different which explains how the construction manager keeps his job when he is so nasty to customers. I could go into more details of what was said etc but I won't here but I did keep all correspondence. We also have had issues with infrastructure issues (which we tried to point out early on but was dismissed by the construction manager) which later they were actually verified and we are currently awaiting repair. Having said all of this I will summarize by saying I was and continue to be very disappointed in the lack of professionalism within the WestBay staff (not all of course). I guess they are able to do so because of the demand for homes in Florida so they don't need to be courteous or professional because the area is selling itself. My advice is to hire your own inspector to perform an inspection prior to closing (you will be told by the construction manager that no one is allowed in the walk throughs except if you are listed on the contract...don't agree to that) and definitely do not agree to a review at closing...save it for later when the true colors come out. ... West Bay did not meet their promise of making the homeowner happy. There were several sneaky occurrences throughout the building process they never resolved or even got back to me on. This is after calls and emails made. West Bay did not want to admit fault even up to closing and said any setbacks will postpone closing. One being a legal matter I don’t wish to expose at this time. Had a notary show up to closing (no one from west bay present). Sales team smiles for the sale but once singed you are not a priority. If it wasn’t for my location, I would have built somewhere else due to the integrity / professionalism of the sales office and upper West Bay management.
