Continue to discover poor workmanship issues. Great Room cieling 1/2" out of level. Pavers sinking. Told when pavers are put down, you own them.

Saddened by my overall experience! We were so excited to move into our new home. Be very careful as you do your walk-through there were many things that I did not know when you are spending over a half million dollars that you should have to worry about looking for. My refrigerator still does not work properly and I have lived here for two months now the countertops in my bathroom they gave me scrap granite three pieces Seems down both of my sinks, my mothers shower did not drain, my daughters toilet had a rag stuck in it from the Builders and did not flush properly, my hood sounded like an airplane going off when you turned it on and my husband had to fix that himself, make sure you check your seams in your counters, and the outside facia’s. I could continue to go on. I will say the 30 day follow up has been pretty good they fixed most to an average standard besides they really do not and will not replace the scrap granite that they gave me. Sloppy workmanship. House was dirty at closing and floor was dirty so that paint and glue and slices in the floor could not be seen at final walk thru. Now the owners issue to deal with. Buyers aren’t allowed to take their private design consultant to show room or home design center appointments. Sales rep not knowledgeable about the different home features and at what stage certain design decisions should be taken. We didn’t get to choose all the features we wanted as we were informed you get to do that at the design center and when we get to the design center we were told those choices should have been made at the beginning with sales rep, the bad think is sales rep knows nothing about construction so she couldn’t answer most questions so she passed us on to design center like hot potatoes. Sales rep used brut force tactics to get us to accept unfinished house but demanding full pay and offering temporary equipment. Ac not working properly and we haven’t even moved into the house yet, informed warranty and still awaiting contact from trades person to resolve AC issue week and counting no contact. Home handed over with Sod fresh due to Sod dying prior to house close in the end new Sod died same as previously laid Sod. Sales rep cocky and rude. Still waiting for a good experience just maybe someone will show up and fix our AC and relay and care for the dried up Sod and hand over before we move in late July. ... More

My wife and I was so excited to see the completed brand new Homes by West Bay house. We honestly would like to rate it a 5 star but we are very sorry that we cannot tell a lie to people. Comparing our previous brand-new Centex and Lennar houses, it’s not worth it to buy Homes by West Bay house again based on our recent bad experience. I wish I can upload some pictures. We addressed all the major and minor defects we found on that final walk thru (a day before the closing on August 18, 2020). Thanks goodness they took care of installing the 5 missing ceiling fans before we moved in. Two months and a half now and the minor defects (dents on electrical outlets and big dents and minor scratches in every room, closets and furniture) are still not fixed. We recently noticed the small opening on the master bedroom door and a space between the Den’s door and the wall. Not sure if I have to check every door now in this house. So many doors. The area upstairs where they installed the two AC units looked like a trash area and I have to broom and vacuum it myself. They refused to do it. There were dead grasses around the yards and I have to fix them myself because they also refused to fix it. The driveway and the side walk look horrible. It is so dirty. It is not what you expected to see on a newly constructed house. I tried to power wash it myself but couldn’t get rid of the dirt. Lastly, I would like to mention the garage. Horrible and dirty. I really wish I can upload these pictures in here. Thanks goodness no plumbing, electrical and AC issues so far like what we had experience in our Lennar house. The buying process was okay but once we closed things went downhill quickly. Westbay "forces" buyers to fill out a survey at closing so everyone is on their best behavior until after you close. During the last two walk-throughs the customer is supposed to meet with the quality control representative to transition contact from the construction manager to the quality control person. Well, that never happened for us and in fact it was never communicated regarding this change of contact. Additionally, the construction manager continued to interact with us and actively participate with issues we were experiencing and trying to assist in fixing the issues...UNTIL a particular issue arose that he was supposed to have verified was operational at time of closing which there was no way this could have been the case. Then the construction manager become pretty nasty and rude. I reached out to his supervisor whose behavior wasn't much different which explains how the construction manager keeps his job when he is so nasty to customers. I could go into more details of what was said etc but I won't here but I did keep all correspondence. We also have had issues with infrastructure issues (which we tried to point out early on but was dismissed by the construction manager) which later they were actually verified and we are currently awaiting repair. Having said all of this I will summarize by saying I was and continue to be very disappointed in the lack of professionalism within the WestBay staff (not all of course). I guess they are able to do so because of the demand for homes in Florida so they don't need to be courteous or professional because the area is selling itself. My advice is to hire your own inspector to perform an inspection prior to closing (you will be told by the construction manager that no one is allowed in the walk throughs except if you are listed on the contract...don't agree to that) and definitely do not agree to a review at closing...save it for later when the true colors come out. ... West Bay did not meet their promise of making the homeowner happy. There were several sneaky occurrences throughout the building process they never resolved or even got back to me on. This is after calls and emails made. West Bay did not want to admit fault even up to closing and said any setbacks will postpone closing. One being a legal matter I don’t wish to expose at this time. Had a notary show up to closing (no one from west bay present). Sales team smiles for the sale but once singed you are not a priority. If it wasn’t for my location, I would have built somewhere else due to the integrity / professionalism of the sales office and upper West Bay management. We lived in Texas as our home was being built--big mistake, as we should have gone to check on the construction every week, and stayed on top of the job. We should have know that there were going to be problems, when our construction manager told us at the end of our FIRST video meeting, to try not to bother him too much! We are not happy with the sheetrock work, grout work and the general dishonesty of our construction manager. WestBay is in too big of a hurry to build and close on a QUALITY home. Everything we picked was an upgrade and we don't feel that we received a first class job for what we were charged. As long as the sheetrock is doing it's intended job, (being a wall, as our warranty man has told us) even though it has many many places that have dents and bad texture, we are expected to accept it. Grout work throughout the entire home is very uneven, with many pinholes in the grout, and chipped tile, and tile with holes in it. The backsplash was some of the worst tile and grout work I've ever seen. I build new homes in Houston, and I know what my clients deserve and expect for what they pay me. I treat them the way I would like to be treated. Our home was not even cleaned before we moved in, even though the construction manager said it was going to be. The windows were filthy inside and out. There was dust throughout the entire house and our garage has concrete dust still in it that we have not had time to have cleaned. We bought upgraded toilets and the seat tops are all scratched up. The warranty man said that we had to accept them because they are doing what they were supposed to be doing. I paid for brand new toilets and I want them to look like it. I paid WestBay every time they asked me for a check and I expect a brand new home to look like it. We feel that if we have to question what the finishes....Sheetrock, Paint, Cabinetry, Flooring, Counters, look like, what do all the other things behind the walls, in the attic, and in the foundation look like, and what kind of workmanship is there! The warranty man is trying to get most of the problems fixed, but we should not have had to deal with these in the first place. For the money we spent, we expected quality work and did not get it. On a scale of 1-10, I rate my WestBay Experience at at 3. While I am overall happy with the location and outside structure of my home, the workmanship and communication is less than average. We did not move into our home until three weeks after buying. Immediately we noticed about a dozen construction and electrical failures. Some we paid for out of pocket. We reached out to our original WestBay team for help, no one responded. I’m assuming since we closed on the house, no one cared. We had tons of after purchase questions. They went without response which I’m not surprised because that was the same treatment from the very start. It’s disgusting to think you are just another sale for them. For starters, we chose Westbay due to the quality of workmanship found in the model homes we viewed. Now that we've been in our new home for 2 months, we've noticed that the quality of work that we saw put into the model homes IS NOT the same quality put into the individual homes that consumers pay for. While Westbay does have a "walk through" meeting, there is no possible way for you to view every little thing that is done incorrectly. If Westbay wants to get a true review from their customers, the "please give us 5s" should be feedback given after the customer has been in their home for the 30 days- for example during the 30 day warranty meeting instead of at closing as that time truly doesn't give the homeowner a true opportunity to see the issues with their home prior to giving their feedback. ... I wish I could find something positive to report. We have really nice neighbors, but the build quality and materials in and out of the home are well below what I expected. The yard issues from drainange, poor sod and dying plants we have to solve does not leave my mind. Lastly when we moved in from Texas we had ants in the house from front to back for about a week until the exterminator could get here. Before signing a contract you receive return calls/emails fairly quickly, after signing not so much. The construction manager was very intimidating and yelled at me when pointing out items that were done poorly. Negative experience, our final walk through was not appropriate. Work was still being completed. We were told the house would be cleaned and driveway power washed. Never happened. We found a deep scratch in an upgraded oven that the builder is refusing to address. We were told to call GE. It's clear the scratch occurred when the unit was installed. Scratch on a sliding glass door that was termed "superficial" so it will not be addressed. A/C unit, which is an upgrade is not functioning properly to the point that the master bedroom is so hot we cannot sleep in it. Multiple other issues that are slow to be addressed with no updates or communication. I sent an email with pictures of issues with trim that is starting to bow away from the house and no response after 15 days. Just a few of the issues. The builder misrepresented the finished product. No attention to details. Tile work in master bath is embarrassing. Sharp exposed edges around the shower drain. Caulking is pulling away from the walls/tile after only 2.5 months in the home. ... My project manager had no clue what he was doing. From the framing all through the construction there were so many issues that I pointed out. Some were addressed some were not I even had to tell them what some of the construction codes were because they were not following them.
