It starts with the Sales Personnel Mrs. Barbera. She was always available whenever we had a question from start to finish even when she wasn't working. That experience was so valuable to us because we never purchased a newly built home. We were told that we can visit at any time during the building process, but make her aware of those times because it may not be safe for us to enter during certain phases of the construction. There were things in the process that were very good and other things that could be improved upon. 1. Mike is a good sales rep for KHov. He was always accessible. Got back quickly with answers to my questions. He was very helpful when I asked for his opinion on my areas of concerns. Plus he has a great personality to deal with all people he meets. 2. My design person was great. She helped me a great deal in choosing things that matched my wishes and budget. She even scheduled me for a pre-consultation meeting to answer some questions that I had already. I thought if I got my answers ahead of time the design meeting for options would go much more smoothly and they did. 3. Brent my builder was the best. Customer service, quality, responsiveness, great with people were better than I was expecting. Don't lose Brent. 4. Closing went well. Improvement in the Process should include the following: 1. A preliminary consultation at the design center should be promoted. Honestly, if I didn't have the preliminary meeting with Meghan I might have walked away. I needed to see the products and visualize the choices and 1 meeting would not make it for me. Since I'm across country I wouldn't want to make a lot of trips. 2. Overall, I believe the home buying experience was good. I believe, thus far, that K. Hovnanian is a trustworthy company to do business with. The sales personnel were very good and very responsive to questions and the disbursement of information. We predominantly worked with one particular individual and she was very good and very helpful as we had a lot of questions both before we decided to build and after we had put down a deposit to build. The design center person was also very helpful and informative and was easy to work with. There were some issues that we were a bit disappointed with...we believe that the workmanship that was demonstrated in the models that we viewed, both on site and at another site, was much better than our finished house. There are a lot of finishing issues that we believe could have been much better. As far as the responsiveness to issues, the jury is still out on that one. There have been a few things that have needed to be addressed and they service line has not been all that responsive. In addition, we were supposed to receive a login to be able to report issues to the service center within 30 days of us settling on our home...we have not seen that yet and it has been past the 30 days. ... We are extremely pleased with the finishing of our new home. Patience is certainly needed when dealing with a brand new community. Living with the noise, mess and inconvenience of heavy machinery operating continuously takes all our patience. It would be nice to receive some kind of weekly update notification. Multiple items needed repair after move in. Master bedroom vent fan was not even hooked up to an electrical source. This was missed during the first walkthrough inspection. Repair contractors are not available to come in to conduct repair during weekend. My husband and I had to take a couple of days off work to meet their schedule. I was told by the repair facilitator that the contractors would call in first prior to showing up to my house but none of the 3 contractors ever called. The house is beautiful, however, there was some flaws that needs addressing. I've only been here two weeks so I'm trying to see how long it takes to address them.

make sure when you do the walk through that everything you see is written down and double check. take your time don't settle for the excuses given by the rep.

Walk-through with building staff was excellent. Sales team needs to be better. They wanted everything to be for their convenience, not mine. They misspelled my name and members were on travel so there were delays. I felt rushed.

We ordered a faucet that was to be turned on by motion and contain a turbo feature because the water pressure is not what it is like in the north. Well when we received the kitchen faucet that we paid close to over $700.00 for, we were told that was what we ordered. However it did NOT come with a turbo feature. They have the main relationship with the appliances company. When there is an issue they should leverage their buying power in order to get results in a timely fashion. Two months later, we still do not have a working oven.

Employees were wonderful. House is made of inexpensive material, ex. Truss roof, no mechanical attic vent, will inevitably lcompromise the life of the roof. compressed plywood. Hot water on demand was a good feature.

KHov more focused on new phase when 30+ home are still not completed (no grading, no lawns, no irrigation, no landscaping, and still missing items that are part of the home after 30 days). After $$ is paid, KHOV interest is noticeably much reduced. Very impersonal after moving in. ... More

Most of the items that needed attention after moving in have been addressed, but we are still waiting on the cabinet people and the blind people. I shouldn’t have to keep calling. Also not happy with our landscaping. We paid for the expensive package, but it doesn’t look even as good as the lesser package that was done next door. If you are not a first time buyer in a retirement community with a social club and a HOA you don’t need to read this review. I want to start out by saying we lived in a custom home so my husband and I were caught off guard at the poor quality of some of the finishing products and the quality of the some of the workmanship. I was disappointed in the “designer” and the time she spent with me. She was dismissive and the actual time allotted was too short. When I wanted to change a few thing, well before building even started, I was told no changes can be made but I do understand why there are no changes allowed when the builder is trying to build homes as fast as possible. When I started reading information about the community and builder I was excited at the price of homes. I now understand why the price seemed to be reasonable. I feel the information I read seems to be a bait and switch. We saw the beautiful model home and was amazed what our money would buy in this community. The pool area is beautiful the grounds are beautiful. After making our finishing choices the reality set in and we saw the true cost of the home. Now that we have moved in an example of our frustration with the quality is our master bath toilet needs to be fixed but the explanation that perhaps the sewer line went up hill and there is nothing that can be done, especially since our other toilet works fine, is unreasonable. I confess we were ignorant of the process of the community life. We didn’t understand the difference between the builders, the HOA and the golf and social club but we do now. Every time we ask a question we are told, “that is not our problem you need to talk to...”. As an example we have accept our front yard as is. The plants were half dead and under sized, the gravel was not 2” deep as required by the HOA and our both our mounds looked like an above ground grave. I was actually told that maybe we could get some extra gravel that we could spread on the yard. I didn’t move here to shovel gravel or repair a poorly constructed front yard. Talking to our back yard landscaper he has to use another gravel color to complete the back yard. When I asked him if we could over dress the front yard so it matched the back yard gravel he said that he couldn’t do that-per the HOA rules, and he couldn’t get the front yard gravel due to availability. We were told by a Khov associate that the contract landscaper won’t fix the problems in the yard either. We do loved the way the ranch community is set up with a lot of open areas, the dog park and the green spaces. While we have no intention to sell our house, it has been a frustrating process. We are looking forward to completing our move in, our yard being finished and enjoying the things the community has to offer. Thank you for your time reading our review. ... More

the blending of the different subs seemed awkward, in that one sub would undo or damage the work from a previous sub. I believe that is why there is such a large punch list, inluding general cleaning and paint drop removal

nice home but with deficiencies that have not been corrected. as always they say they will get to it asap. that means you'll have a long wait till the corrections are made.

The sales person was pretty much useless, would not communicate with us, dropped the ball several times with other areas of khov. There was no supervision by the construction manager during our build process, except maybe to come in the morning and leave notes for the construction crew. We had to make sure we came in to clean up before counter tops were put on, so construction crew trash wasn't left behind. Spend more time checking workmanship of people doing the work just to get it done. Don't just do things and expect the homeowners to accept it as "that's the way it is and there's nothing that can be done about it".

People do not show up to fix things that are wrong. Granite in kitchen was put on by Mickey Mouse. BBQ was cracked and has needed paint since 1/1/2020. A month to fix it is ridiculous.
