Difficult to contact to resolve issues. Poor landscaping prior to moving in, was told it would get fixed however, I have been waiting 3-4 months for new sod I was promised.

I am impressed with the workmanship, my primary home is from Lennar but my second home is way better than my primary home from Lennar.

The longer I am in my townhome (which I love), I'm realizing how ridiculously small the garage is. I drive a small Veloster, and I can barely fit it in with my two garbage cans. Most homes around me have their cars parked on their driveways or in the streets, because they won't fit in the garage. The other thing I would change, is that I think we should have more say in the bigger items, like appliances and HVAC systems. I would have preferred to pay a little more for better appliances. ... The people I worked with from the contract all the way through to the Home Orientation Specialist were amazing and everyone had great personalities. I have noticed as time has gone on, that the finish work in my home is very questionable. I definitely have a house that is structurally sound, however, on a daily basis I see screws/nails popping, caulking not applied well enough, etc. I have also heard that there is an issue with the annual reviews being completed on time or even people getting a response. I absolutely love my home and have enjoyed working with Chad Aycock and John Faircloth. Matt from customer care has been helpful too. My main issue has been with my property. The yard was poorly graded and the yards are not 100% sodded. This is causing erosion on the back part of my property. The poor drainage was causing a lot of standing water on my property and it took a few months for it to be fixed. The issue has been addressed and a French drain was put in. It looked great at first but the dirt is starting to settle and you sink down into the ground where they dug the trench... the ground was not properly packed to avoid holes. It also took the landscapers 3-4 trips to complete the job. They kept coming out because it was not done properly. Overall the house is great. I love the neighborhood. I wish the whole property was sodded because I think moving forward sod is being provided on all of the properties. ... More

Overall good a experience. But critical construction mistakes were made which are being fixed. List: Leak in the foundation wall. Cracks and holes in the drive way. Lot boundaries incorrect (missed by engineers for lot 66 and 67)

Mark and Travis were very quick to respond to all of follow up request on work that needed to be completed. The final condition of the home when we moved in was not up to what a home in this price range should have been. Lots of items that were agreed upon during the final walk through were not completed. Great workmanship and material. I only have concerns about how the backyard was slopped so water doesn't sit on the lawn. The lawn has eroded because the downspout drains 3 feet from the patio porch instead going all the way out of the yard. I can hear my neighbor going up and down the stairs. I can also smell when my neighbors smoke cigarettes; it moves through the vents. Overall, very pleased with the total purchasing, building, and move-in support processes. We were a little disappointed in the inability to make "minor" changes to the building plan months prior to construction actually starting. Not real pleased with the way the property was final graded. The degree of slope and the drainage between the houses causes standing water/mud. Poor quality control of subcontractors. However, when the home owner identifies problems, they are quickly repaired.

The granite counter in the kitchen appears to be of second quality with chips along the edges and even in the center, it lacks that rich, smooth feel usually found on good quality granite. The kitchen and vanity cabinet doors were not properly adjusting banging into walls and other cabinets. A tremendous amount of drywall debris and dust in brand new duct work being sucked into the air handler in the attic and blown throughout the vents of the home. Cracks in cement driveway going from one side all the way over to the other side, sealed and then painted so as not to be noticed but instead it makes it even more noticeable. EVP flooring that is nothing more than cheap linoleum that dents and chips so easy that you become afraid to even walk on it and we never wear shoes indoors. Wood handrails get stained but then are not properly sealed leaving them very rough to the touch. I could go on but I think that you get the message. You need to be a mountain goat to mow the yard, when we picked our lot it was at the very beginning all of the land was gently sloping. Now they are terrible lots. Also the homes in this community seems to be all variations of blue/grey....it's like living in a housing project for section 8 occupancy. ... More
