Paint and painters were terrible. Poor workmanship along with some damage to glass, doors, and floors. Flat was the only type offered. Why not eggshell? Also it was watered down alot. Toilets are the worst. I've never seen a toilet you have to hold handle down until tank is empty. There is no designation that these are two stage toilets. You shouldn't have to instruct guests how to use your toilets. Very poor. I have heard from others in our area that are equally disappointed. The center opening patio door is also a poor design. The sliding screens travel the whole length of the tract instead of having a positive stop. House color and roof combinations are too restrictive. Pay close attention to flooring placements when using their basic flooring. Some of it doesn't flow properly.

We purchased the Firewood model because it was the only builder in the area that had first floor master. I would have preferred the laundry room on the first floor instead of the 2nd. I would have liked to be able to see the prices for the material at the Show Room earlier than selection day. We were allowed to see the material but had no opportunity to ask anyone prices until Selection day. The flat paint used as standard will come off with 1-2 wipes if it gets stained. You most definitely will have to repaint if you don't upgrade the paint - which I wouldn't recommend because you can get paint contractors for cheaper. We've built several times before, this is probably the worst paint job in our 3 experiences of building. I wouldn't recommend the Standard flooring or cabinets, they definitely are substandard quality - You WILL upgrade floors & cabinets. You're given receptacle boxes for fans but not even a standard fan was offered which was standard with other builders we've built with. Our biggest set-back was no Internet access for over a week - on a week I was working remotely. This situation was a hassle with Pulte & our Internet provider. The cable couldn't be run from the street box to the house due to "broken pipes." And neither Pulte nor the Internet provider would take responsibility to fix it. Multiple calls to Pulte & the Internet provider resulted in a blame game. Currently, getting the HOA agency or Pulte to appropriately manage the "gated" community has been a hassle. No one takes responsibility when you call. One quotes the other is responsible. In the mean time, come sun down people experiencing homelessness, groups of teens walk about the property - on more than one occasion in the "gated" community. Multiple calls to the HOA & Pulte from several of the residents in the community resulted in closing the main gate & leaving another gate open. We're from the Midwest. Arizona homes are definitely inflated compared to the Midwest. However, we chose a new build over an already inflated existing home that would need updates & upgrades. We may build with Pulte again, knowing however that we will put about 30-35% of the sale price in upgrades. Over all the updates on the build was excellent. If something doesn’t get done by the move in date it takes forever to have the items fixed after that.

Shannon our home counselor was wonderful. Field manager, Lloyd, did not respond to multiple requests to repairs items we discovered after moving in.

People, workmenship, communication is good. Quality wise; material like paint, finishing can be improved. Design center collections are very expennsive.

Closing was stressful. Underwriter was still asking for documents the day before scheduled close. Lots of issues on the initial inspection that weren’t addressed. Overall, Pulte was fine. We are one of the first homes on our street, and the contractors and trades working on the other houses do not respect our property line, and play their radio (music) way too loud!

The price/value of the home does not equal the price. We felt rushed to go to design before we were even sure about getting a mortgage. As a first time home buyer a lot of things were missed in the upgrading options. HOA going up with not even being in the home for 2 months with no notice. Just the whole buying experience and process was not great. Lack of communication.

Buyer beware - production building means you give up your rights for a quality built house!! Sub contractors used are at the bottom of the barrel because Pulte pays them so poorly so they can make more profits. Do your research before buying from Pulte. ... More

I was very happy with the initial delivery and construction of the home, but afterwards I have not been able to get significant issues resolved. This is partly due to Covid-19 , but we have issues in the home that should have been caught before we moved in that we have had to live with for the last 1.5 months and counting. In an overt effort to mass produce moderate-quality homes, the builder is absolutely rigid in making changes that would save them costs of materials yet they are overtly willing to guide you toward upgrades with 600% markup margins. The only smart move with builders such as this is to purchase the home at near base price, do diligent homework on acquiring upgrade estimates outside of closing and then decide how to proceed with the builder. For us, those moves were an as-build base kitchen, base carpet, base tiles, base paints and no structural wire upgrades. Builder wanted nearly $200k for a home we desired but we were able to achieve that after close for $45k and a little extra dust. Second pulte home I had built and must say that the first time was a Much more Pleasant experience for a Number of reasons: sales Was not familiar with the new models (cosenza) so some things that were told to me turned out not to be true. I felt very much rushed and pressured during the closing process and pulte Was not flexible on modifying dates for closing even though I mentioned I had a death in the family. Don’t like that pulte mortgage sells my Mortgage. On a positive not pulte seems to still build a pretty decent home however this interior flat paint seems to be cheap as it stains, rubs off and flakes very easily. Overall happy with the home I purchased. The Pulte realtor was excellent. Moved in a little over a month ago and am constantly having Pulte come out to fix things. Feels as if they rushed through the building process. Definitely inspect the home multiple times before your warranty expires. Considering getting a professional inspection as well. We bought a Pulte home in 2007. Loved it and still own it. We just bought this new house and the quality difference is abismal. Cheap paint, cheap toilet seats, cheap electrical craftsmanship, cheap roofing attention to detail, ceiling fan bracket recessed over an inch in the ceiling keeping us from hanging the fan properly, cheap stucco, house was delivered dirty, rusting back view fence upon delivery, over tightened light switch plates keeping the switches from operating freely, bathroom door rubs on door frame, etc... for a house that we paid 352k on a 232k base model.
