A new house may sound nice, but do your research. While my wife and I thought we were getting the best deal at the time I think we rushed into the decision. The 4 months prior to closing became nothing short of making you think you made the worst investment of your life. We went with Pulte because of the experience and quality we believed we were getting. Our appraisal came in at the cost of the house (even though the appraiser had to go back 1 year to find those comps), but measured smaller than the builder put in our contract. There were several issues with the Pulte Rep and getting us answers or providing bi-laws for the association and Master Association. We found cracked tiles, rebar sticking out of the wall, off centered studs behind the walls, cracked cabinets, and damaged floor boards under the carpet upon closing...just to name just a few things. While we fought tooth and nail to get things replaced before we signed our name on the dotted line; Pulte went as far as a threatening letter to say that we would pay them per day we did not close even though the house was not of quality they promised. While Pulte has a warranty typically you have to go through the process to get things done (which can be a long drawn out process) and we wanted it done before we moved in. The closing itself was a breeze and we are quite happy now that we are all moved in. If I were to do it again, as nice as the house is...I wouldn't build with Pulte because it was not the quality we expected and it was not the experience we were promised. ... More

Takes several follow up calls to get response. Unwilling to mitigate noise issue emanating from Pulte owned model next to our new build. Four year old pool motor left on 24/7 and rattles. Attitude that we should take up with future purchaser of the model home rather than current owner (Pulte)..."not their problem". So beware of buying a model or spec already built. ... More

I am ADA in a wheelchair and the rolling issues were emailed out; 1.Unfinished under sinks 2.Counter height at 34-36" not 30" 3.Narrow throughway between kitchen island and counter Non-ADA 1.2 Door bowed 2.Gap undeR door into garage 3.Rust from grab bars installed in shower 4.Landscaping is not good - coverage of pool/lanai and tree in front is dying 5.Aaragon - not helpful 6.Garage floor not cleaned left cement small piles 7.Painting touch ups 8.Wall are in kitchen uneven - bar area at 15" on left side and 17" on right - why? We thought we were going to have a beautiful home built for us. We walked through the model and fell in love. Unfortunately, we ended up receiving a completely different product than what we were anticipating. We feel very mislead. We have many issues with our house. We are hoping everything can be fixed, but I'm not feeling too optimistic. I believe for the amount of money spent on this house, the craftsmanship and attention to detail should be close to perfect. Watch your house being built as much as you can. Sub contractors are not the best tradesmen. Many issues during the build and more with the finished product.

Pulte has some good home designs, but in the end, they fall short because they hire the cheapest labor possible using the cheapest materials possible. Fit and finish is terrible, and there doesn't seem to be any inspection of the work performed. For example, many of the doors inside the house don't close. EVERY window has crooked or wavy framing and drywall work. The floor tiles throughout the house are uneven so furniture wobbles. Any purchased upgrades use the least expensive materials possible. The homes would be much better quality if someone actually followed up on the work performed to make sure it was done correctly. That piece seems to be missing. It would have been beneficial to have hired my own home inspector to follow up periodically during the build. On the bright side, the WildBlue area is beautiful. Landscaping is done well. ... More

The local process with Pulte (sales rep and building manager) was amazing. The Pulte Mortgage side in Colorado was terrible. They will make promises then stop communicating with you when you need them the most.

Had to point out many defects which were overlooked probably due to the lack of properly trained workers. Walls, countertops, cabinets, window frames, doors, etc. were installed improperly and needed to be repaired or replaced after my own inspection. Poor site drainage/site engineering planning, unresponsive to post move in problems in first 30 days (example: electrical plug for kitchen range protrudes from wall so drawer on said range will not fully close, so was told to call Whirlpool and builder totally shrugged off repair for owner to deal with) we moved in on 13.Agosto.2020 and the more than 3 foot high weeds behind home are still uncut. 2 frikkin months. Email replies state give the landscaping company a little time after rain to cut lawns. This is a homesite design flaw that is unsightly and massively below expectations. If we wanted deep weeds and field grass we would have bought a farm. The HOA fees we pay should address this problem by correctly remediating drainage problem (standing water over 5 inches in back yard during a heavier steady rain) and also having landscaping maintenance company with adequate equipment to keep home site clean and classy looking. May hire outside contractor cut weeds and bill to HOA. Some of the inner fixtures are of lower quality (garage entry handle falls off forcing one to go outside, re enter home through front door and then close garage entry door). Interior wal finish is of VERY LOW quality, i.e. a sloppy thin skimcoat was smaered on sheetrock and drywall seams are apparant after a month. In model home walls are proper and seamless. Not sure if this endemic to our developement or company wide but this is not a first class build. Knowing what we now know, would we have a home built with Pulte? I think not. From the beginning we felt as if we were getting a raw deal. When we came to pick out the lot and house we were on a time crunch and had only two days to make a decision. The sales team was nice and they drove us around to look at lots and the property. We got back to the office where we chose a lot and chose a style of home and chose all the structural choices. We left to the hotel thinking that it was a specific price because they gave us one and then received an email that was $12,000 more than the price given. The sales manager apologized and said that he should have paid attention to his trainee but why do I get screwed out of $12,000 for your lack of responsibility. So then we were told that the lot was more expensive than the other lots but why would you provide a price and then send me a more expensive price sheet? We finally made it to our new house after two months because we were unable to be attend the closing due to the corona virus. Quickly excitement became disappointment which is sad for the amount of money we paid. To start it off we feel like there was a bait and switch situation going on with the sales team. I say this because the first paperwork we signed had a $9,500 credit in the contract but it disappeared on the day of closing. The explanation I received from the sales manager via text (how professional) was "The $9500 credit was taken off the home price. This was already applied". Wow! so you mean to tell me that you gave me a price on paper to get me hooked and then changed up on me? That's not acceptable! Not being able to attend the closing in person we don't know who to turn to? because the people that I have talked to won't point me in the direction of the boss. Then we finally made it to the house and on day one we are having to clean grout, paint, sand over the house. I mean this is almost a half a million dollar house and you give it to us filthy. The windows don't stay up, the sliding doors don't close and someone put carpet in the garbage disposal along with tile grout, staples and rubber. I am extremely disappointed with the experience that we have received from Pulte. We have even considered seeking out legal counsel on the contract situation because first being misled about the price of the house where it cost me $12,000 more than quoted then $9500 credit disappearing at the closing. The standard home they sell as advertised, is NOT what anyone would settle for. EVERYTHING to do with this house has a ridiculous upgrade price; both structurally and decorative selections, even the lower end of the upgrades are way over priced. Most of the items you pay extra for should definitely be standard on a new build in Florida. The subcontractors they use are bad and they are poorly supervised. I could write a book on examples of that! The options Pulte gives the sales person to go over with the buyer is mind blowing and incomprehensible for the sales person and most of all the buyer. You will NEVER see the actual plans for your house! I do not think even your salesperson can see the plans. I DOUBT VERY SERIOUSLY THAT THIS REVIEW WILL BE PUBLISHED!! ... More

Pulte builds a SOLID structure. The quality of the inside craftsmanship is more like I’m moving into a remodeled home. Or let me put it this way, when I buy a new car I expect a NEW CAR, without a scratch on it. Or I bought my home based on the Model home. Pulte would never sell homes based on the craftsmanship of my home. The paint job is horrible, clumps of paint, heavy brush strokes, uneven walls, the baseboards (not wood but MDF Cardboard) are grainy, spray painted the dirt on the floor onto the baseboards. The paint on the cabinets was poor, the floors had paint splatters that took me a day to take off, the front and door to garage have/had gaps to the outside, our bathroom door was crooked, we realized the door casing was put up crooked and most of the doors were sanded poorly-painted the spot only causing flashing, the doors at the hinges are scuffed to the point that the particle board was exposed and painting it will leave rough marks, grout missing from tile in shower, grout not cleaned after grout, backsplash tile under cabinet not finished off, i was told that is how PULTE finishes it’s tile. So I went to the Model home and took pictures...modeled backsplash finished flawlessly, I have jagged unfinished edges...I can send pictures. Sorry you don’t make provision for pictures to be published. We had human waste in 2 places, quest bedroom and master bath and, cousins (who does not work for PULTE) had to stop the tile people from tiling over the human waste that could have been a health issue. Easy fix has to be brought to the attention several times. The expensive zero corner doors are ruined inside and outside by tile installation and stucco installation, and it can’t be cleaned off because it will oxidize the aluminum and rust, The front door lock did not work with the Smart home system we bought, took weeks before I could get it replaced by the Warranty office. And good luck with the Warranty office, they say one thing and do nothing. Contractors are working for a check, they don’t care how it looks, it’s not their money. There are so many homes going up they have to rush through the home. Very poor craftsmanship at least in my home and the home of my neighbors. ... More

The home was not completed, had a gigantic list of cosmetic issues that weren't small. Very poor quality build, Pulte as a whole can care less about customer service. I would never recommend a Pulte home to anyone that I know and I would never consider purchasing a Pulte home in the future in any capacity. My advice.. Run.... ... More
