Building of this house would have been much smoother if the field manager was more attentive and aware of selections to make sure correct selections are installed and also to have more communication with the buyer during the process and what to expect during the construction of the house. Sales associates were all very helpful but should know more about construction to answer questions when choosing to purchase a home since you don't meet your field manager until well into construction. Would have gave them a 5 but they was in such a rush to meet their deadline that I had to keep asking questions about the same problems items I wanted fix. PM was patient with me but I just feel like the whole build was rushed.

Delays is correcting issues discovered since Day 1. External HVAC system installed in the wrong place - was promised it would be moved before move in Day. It's not. Poorly installed HVAC system caused water leak that damage carpets. Still has not been repaired. I understand COVID problems, but yet the contractors who are supposed to fix the problems are actively working new construction in the development. Quick and easy transaction. However, a few things to be fixed in the unit are taking a long time to get fixed.

Overall good value. Makes sure you do pre-closing inspection and get a commitment as to when things will be fixed. Hooking up to the internet is a nightmare but not a Pulte issue.

1. First, we do really like our new house! These are some issues (not deal-breakers) that we have encountered after we moved in: 2. Very little closet space and storage space. 3. The house seems to be better suited to very tall people (the shelf in the shower is too high to be useable and the showerhead is too tall for my wife to adjust, the cabinets in the kitchen are too high to be used without a stepstool, the closet organizers are too tall to be useable for my wife - a person who is 5 ft 2 in - Even the shelf in the laundry is too tall.) 4. The closet organizers are not adjustable or easily removable 5. The shelf spacers/holders in the kitchen cabinets are extremely hard to adjust 6. The overhead LED lights are too high to be safely changed by the homeowner, even with a ladder 7. The driveway should have been disclosed as too short to park a car 8. Garage issues - of which we are currently dealing with Pulte and they have been very accommodating 9. When you use the icemaker, ice goes all over the floor by the refrigerator. 10. After using the dishwasher and opening the door to the appliance, water leeks on to the floor, There are more issues that I am still finding out about, so I would welcome the opportunity to submit a new survey after we have been in the house for two months. Original sales experience was misleading on some items. Mike, our construction manager, is absolutely fantastic. He is extremely detail oriented and ensures work is done exceptionally. Communication is not at all fantastic. There should be someone responsible for communicating better with the community and homeowners. We had 2 salespersons. Male then female. The male sold us the home and was rather minsinformed about home options/upgrades and didn't seem to care. He just wanted us to sign the contract and move forward regardless of all the options we could choose. Some of which he either didn't know himself or didn't care to tell us. He was laid off and a female replaced him. She was better. Our first field supervisor was not very hands on nor responsive to get stuff done. He was laid off and replaced. Our replacement field manager was much better in terms of progress on the house. The "trades" they use are sloppy but overall we are pleased with our home. I feel it is a quality home but they could use some finer more attention to detail trades. The 3 star trustworthiness is due to their salesmans lack of knowledge and their first field manager (terribly nice guy) but inability to produce results and multiple lies about fixes that were supposed to have been finished. ... We had some issues in the beginning such as the punch list was not completed by the time we moved in. The person covering for our PM did not follow through except he removed all the tape where we had issues. We are still finding some of those issues now that we had marked to be fixed during our final walk through. Hopefully our warranty will cover it. A mouse was trapped inside the wall and died which started to smell but our PM was responsive and was able to recover the body and an empty water bottle. We wish construction workers were a little neater and took care of their trash better. This comment is not only for Pulte but all home builders. These workers need to remember they are building for others and trash and spillage should be taken care and picked up before putting up sheetrock. They are representing the builder and their don't care attitude reflects in the builder's ratings. Overall the experience with Pulte was good. We love our house. We just wished they had handled the punch list so we're still not dealing with the workers today in addressing them all. We could have also done without the mouse incident since it smelled and we had to continue spraying until the stench went away. ... More

We had issues that took long to get fixed, like no power on patio outlet due to outlet by A/C units covered by stucco company, holes on wall to find outlet, stucco patches, and paint after. Our pulte home experience has been a pleasure. Everyone was nice and helpful. With only a very few exception the house itself is of excellent quality.

Our new house is our "forever" home in Babcock Ranch, FL, and we wanted it to be as perfect as possible. The finishing work on the house is sub-par. The interior paint is sub-par - dirt in the finished paint. The "skip coat" finish just doesn't look good. There is grout all over the new tile floor (even after they had someone come in 2 or 3 times to clean it). The windows are off square, making it difficult to hang blinds. Also, the day we officially closed on the house and expected to spend our first night in our house we found that the sewage line had never been hooked up to the street. This left us feeling very distraught, angry, and depressed that we couldn't spend our first night in our new house. It was "inhabitable" with no toilet or water usage. The quality of the package for a Pulte home is well designed with value added bonus systems which make the package of a Pulte home a good buy. The onsite team here in Veramendi are above the bar in excellence and responsiveness.

If you chose Pulte you just need to make sure you check in almost daily. Take pictures of defective or incorrect work for documentation, also take pictures of where your plumbing is in the whole house so it is less likely to hit a pipe down the road.
