I have had couple of issues before closing which were promised to be fixed within first week after closing but they still have not been fixed yet. Not happy with after purchase response from Pulte.

They should have better team . They planted a dead tree that never got replace , I have send an email regarding the water line for the kitchen refrigerator it has been fixed. There is no question that in today's market is quite impossible to receive a value comparable to the amount of money you pay for a home. Houses are built in a hurry and many times builders cut corners to maximize profit. My happy with the house but in less than a month living there I already spotted many quality of workmanship & materials issues that really makes you think is the house really worth what we paid for it. ... elements that I paid for at the design center were not installed and we had to show our copy to prove the issue.

Overall, we are happy with the buying experience but with one exception. One of the cabinets is about to fall off with part of the upper trim falling down on my daughter as she cooked breakfast. I sent an email to the warranty email address. The claim is that they will respond quickly. So far(one week later), no response to my call or email. I'm hopeful that the delay is only due to the Covid 19 problem. All of the other small paint scratches/chips etc.. are minor and certainly not serious. Yes, you get a brand new home; however, these homes are not custom built. You do get to choose some products, but pretty much everything is an upgrade which drives the price up. The men building these homes are hard working, but they are not craftsmen they are laborers. ... More

The process leading up to the build was fantastic. The Pulte team really knows how to make you feel like you are the center of the "universe" when it comes to your build. First, the positives: 1. Responsive to questions 2. Fast build 3. Pulte Mortgage was a good team and was very easy to work with 4. Very few issues along the way 5. Great people to work with Cons: 1. The choices in the design process can be a sham. You get two cabinet choices, both of which are not great. I called Aristocraft cabinetry out of curiosity to see what the cost difference is for different colors. Surprise, there wasn't for 4 other colors. Pulte gives you the worst two colors and if you want more, you pay the premium. This is not a good practice. 2. We chose the radiant barrier for the attic. However, Pulte does not install radiant barrier on the gable wall. I thought this strange so I called the manufacturer of the radiant barrier. They recommend that for complete effectiveness, it be installed at all outer facing walls and the roof. I relayed this message to our site manager and was told Pulte does not do this. 3. The follow up. Several things were missed in terms of touch up and stains and what not on carpet and other small issues. No biggie, it happens and is expected on a new build. After the close of the house, crickets. It has not been a month now since my last communication on issues that were supposed to be resolved on the day of closing. I will say one final thing, the process for the most part was great and we do have a lovely home. However, Pulte claims that they are a step above the rest, but at the end of the day they are just like your Mungo homes or Lennar, nothing special and limited choices on cost comparison. Quality of workmanship is mediocre. I had a contractor come to repaint the walls to my colors. At that time they found that some of the walls were not straight and had a slight bow in them. There were some other issues that were pulled out by independent survey team that found various other issues as well, most of these were addressed by the Pulte team and fixed very quickly. ... More

disappointing how many rules there are when in comes to what you can and can not do with your own yard

Very nicely built house. Layout and accessories are well thought out. For the most part there were no major issues with build quality or materials. Unfortunately getting little things fixed is a chore. Nothing gets done unless I am on top of the project manager all the time. Even then there were several occasions where promised work was not performed. Very frustrating. Pricing of the house is more reflective of the market and not necessarily features, materials and craftsmanship. Same houses in the neighborhood sold for far less than others as the developer was finishing up the neighborhood. I guess early buyers had to put up with construction all around them for many months, justifying lesser price. ... More

Overall, we are pleased with our new home from Pulte Homes. We had communication issues with our project manager during the build process. The house wasn’t cleaned to our expectation prior to closing. There were several items on our punch list that weren’t fixed prior to closing - our project manager stopped communicating about a month after closing, so we submitted service requests via Pulte’s website. Jason has been overseeing those service requests, and he’s been great. He called me immediately, came out a few days later to walk the house and look at the items which needed to be fixed, and scheduled the contractors shortly afterwards. We love our new home, but as first time buyers we know now what to look for in our next purchase. Things like vanities having no drawers that pull out, walls that are not straight or humps in the flooring. Overall it’s a sound structure and we got what we paid for. ... More

Overall process was smooth and organized. Lack of skilled trades is the real issue. Construction quality seems high, the finish work was rushed and very average. Once taking possession responsiveness has declined. Issues aren't large ones but once signing off we certainly don't seem quite as important to Pulte ... More

Wood Hollow is a great community to live in. It is in a great location.

Even though we like the quality of workmanship in our home, the closeness to the airport should have been taken into consideration. Indoor airplane noise is bad for one's health. I believe simple things should have be done in the home to minimize/reduce this noise. I would like to know what can be done to this end. You don't want to be in bed and hear loud plane noiwe landing or taking off. How does one enjoy the courtyard? In addition, it does take a while for a technician to respond to issues and when scheduled, some do not show up. ... More

Our new home has many minor quality details that have required and continue to require attention. We have a great warranty representative that stays on top of our issues and keeps us informed. It seems as though the home was finished quickly by subcontractors without the attention to detail that I am accustomed to. In comparison, when we finished our new primary home in another state the contractor walked us through the finished product and pointed out the quality of fit and finish. In this home it seems like the attitude was "it's finished, now you go and find the problems". Pulte is generally a good builder. The rating for quality of the materials and workmanship should be separated in my opinion. The quality of the materials is generally great. The workmanship is average or on occasion, less. The warranties they offer are excellent and are the reason I gave 4 stars for the "value for the price paid." We experienced a variety of problems both during the building process and after moving in. I think it is hard to rate the entire company lumped together, because some of the people we worked with went above and beyond, while others struggled to communicate well. ... More
