Closing was stressful. Underwriter was still asking for documents the day before scheduled close. Lots of issues on the initial inspection that weren’t addressed. We have built several homes, but never from a distance. Initial contact and questions were handled. Decisions made by Pulte during construction were questionable and we were never consulted. Now decisions and construction quality are "our problems". We understand getting the best price, and Pulte did good with that, however the cost in attention to detail is higher than we would have liked. Overall, Pulte was fine. We are one of the first homes on our street, and the contractors and trades working on the other houses do not respect our property line, and play their radio (music) way too loud!

With any new build, there are going to be issues and naturally the construction crew is going to be understaffed and overworked. The quality of the materials are just OK, especially the cabinets. The wood is soft and the paint scratches off so easily. Ours weren't installed correctly so we had to go through and re-install a lot of them. And there are always going to be little things that just weren't done correctly. Switches that weren't installed correctly, or one switch for 7 different lights. It took the entire length of the build, from framework until 6 weeks after we moved in for them to finally install a window in our guest shower area that didn't show the entire neighborhood the person showering there. I asked and asked and asked. So if you can overlook little things like that and the standard crazy upcharges for everything, then this was overall a good home. I've read a lot of reviews about Pulte. And I've seen a lot of complaints, most seem like the people just weren't paying attention but a few are valid. Communication, build quality, etc. We rarely got updates on anything with the house at first. If we didn't bug and email and text and call constantly we had no clue what was going on. We always wanted to see what the inspection reports were but we never did. That's how involved we were. We wanted to know every piece that went into this house. We drove over 9 hours several times just to get an idea about what was going on. With things like the roof impact rating, the builder and seller had no idea what we were talking about. We had very little control over small details that felt odd. If you buy a Pulte house you're getting the specific build with very little deviation. Post buying, a lot of the issues were fixed in the first month and they made sure to get the right people out to us more than once if something wasn't right which i appreciate. We somehow got a hold of the area manager (who's awesome) and things moved much faster. 2 months in and we have a few issues left, some minor, at least three major. The unfinished basement is great but I spent several days actually sweeping out the sawdust, nails, cigarette butts, and gas station cups. So that's nice. Things like the door stopper weren't' even aligned with door it was stopping but they fixed it. Our garage door is jerry-rigged because (and its assumed) someone put a nail through the electrical cables. No idea what the resell value of that will be. We have a list and almost every week one thing gets fixed. We understand we're not the only house and there's only so much people can do during the pandemic. And it hasn't been so bad an experience that I'd say I'd never buy a Pulte home again. I'm in the military, the next potential place we may go, we looked up if Pulte builds this model out there. But it should be said, if you buy a Pulte home, stay on their butts. GET A THIRD PARTY INSPECTOR A WEEK BEFORE CLOSING PEOPLE! He found a few things we never would've noticed. Yes, i had to deal with a lot of paper work for the mortgage. ITS A MORTGAGE IT SHOULD HAVE PAPER WORK! But the pulte mortgage people were always available and yes they're going to bundle and sell your loan, that's standard practice. But they were great too. Look, you're buying a house, it's a big deal. Don't just ignore it till it's done and trust that it'll be perfect. Annoy, bug, threaten and cajole because if you don't there's no telling what will happen. And once it's bought, stay on them anyway. I think most people just go silent or get frustrated easily and they don't want to deal with it. We still have major issues with the master bath, the grading of the land under the deck, the actual deck is very wobbly. We'll keep on them. But overall it's a fairly good house. I purchased a Home from Pulte at the Cuneo Mansion in December 2019. The whole process took 7 months ,pandemic period included. There were issues from the beginning, the sales department team lacked the skills, they changed the sales contact person right after we signed, the blame passing started after that stage ,sales manager would get in touch only when I was ready to contact headquarters which I felt it was very unprofessional , he’s there to help I had a minor issue caused by the previous sales person that I needed addressed, acting like an unreachable CEO didn’t help the image of Pulte (I hear this from other residents as well, so it’s a regular business practice of his apparently) .The design department shows no interest in helping you choose anything or in selling you quality materials without triple the price , i can honestly say it wasn’t an amazing home buying experience , absolutely not , not for the price, but they build decent homes,the home plans are very modern and beautiful, the location is amazing , close to everything you could possibly need , they use lower price and quality materials , but you can tell that right away. Location beats any disadvantages, price-wise be ready to pay more for what is worth , quality speaking. The workmanship is good, they are not very responsive to issues once you do the closing survey I heard from the community . Construction engineer, Ryan was cooperant and professional , he saved the company image for us. So far after one month living in the new home I am pretty satisfied with the house. Minor issues that I hope they will address, nothing major so far! I recommend this subdivision for any age group, there’s a great mix of all ages , very beautiful surroundings. The Pulte houses are well designed thought through houses with sub-par subcontractors. Many walls and tiles are not straight and level, missing small sections of paint, and poor final cleaning prior to closing (construction marks left on some windows and doors). Let me start by saying we love our house. From the inside it is great. For the price paid the outside drainage issues are unexpected and frustrating. Haveing to dig out all the ditches filled with rock and put the gutter run off underground should have been standard. Rock ditches running through the lawn is pathetic. Our home itself is a nice home and we got it for a great value. Everyone I have worked with at Pulte has been pleasant and usually helpful. There have been issues though: The sliding back door was stiff as can be upon move in, and we had to realign it ourselves. The door to the airlock/laundry room does not fully close unless you give it a good push into position. There's a gap in the grout of our shower. The doorbell rang a couple of times when we first moved in then stopped working completely within a week. Despite reporting it as an issue multiple times, no one has been by to fix it in the month and a half we've been here. Two outlets did not work upon moving in. These were thankfully fixed within the first couple weeks. Ants and other pests were rampant in the yard with plenty of them making their way into our garage. Within the first week I was bleach wiping the area right behind out kitchen trash can due to an incursion by hundreds of ants. It's clear pest control was not a priority in the 6mo or so that the house was sitting on the market. The underwriting team during closing was completely sequestered away from me, and I was left with another individual as my sort of middleman. She was absolutely great to work with as a person, however there was some sort of disconnect either in what the underwriting team was telling her, or what she was interpreting and telling me, that resulted in my closing being delayed by a week despite us starting them process a month prior to closing. The VA had approved my loan but there was a hangup in specific wording of specific documents from the Army and VA that I ended up getting fixed in a day once I fully understood the actual issue they had. This would have been resolved much more quickly if the underwriting team had told me directly exactly what problem they were having, rather than playing telephone or being vague and telling me to just call the VA and figure it out on my own. ... The quality of the home is great. The process was smooth from start to finish. Pulte prides themselves on warranty, in which they have yet to deliver. Everyone that I have chatted with that built with Pulte has the same experience. If you have items that need addressed before you close, do it then or beware it may not get fixed! ... More

The Field Manager Rodney Dimapiles did a fantastic job on the house, overall we like it a lot. However, the house still has some small issues and still waiting for someone to come over to repair. The tesla solar system didn't install well. After a long waiting period for the city inspection, they find out the system has issues and have to fix the issue and run over again the same process. Not sure how long this will take but it's a little bit disappointing because we already wait for over 3month but still can't tell when we will able to use the solar system. The water pipe system for the outdoor landscape has a lot of issues and because of that, the water mains burst many times already. I wish the team can do better job. Quality seems great on the house itself. Seems like they cut corners with the way they grade the yards. Have had a flooding issue in the backyard since I moved in and I keep getting told every week that it will be fixed “next week”. The trees are put in with short little flimsy wooden stakes that do not hold up to Texas wind. Finally got them to restake the front yard tree with rebar which seems to have done the trick. We reported a dying tree 2 weeks after we closed and the Pulte Customer Service manager refused to address the issue first saying it was recovering from its cigar cut ( it was not) and then said it was our problem and the HoAs problem. He basically told me he would no longer answer any email regarding this issue. When contacting customer care manager or office I’m always left feeling that I’m not important to them. Too much reliance on email communication and cell phone contacts should be mandatory. The basic tone is we’re here to help with issues but you’ll just have to wait until we get back with you and not how you would like (call) but how we like (email) especially when explicitly asking for a phone call when email is ineffective due to needing to discuss issue further. ... Pulte committed to the date of closure but last minute fixes were real sloppy and they punted those to warranty where the homeowner needs to chase and get this down. Quality of the work until the last month was good but bad planning and negligence during closure needs to be addressed.
