Be certain to go over ALL items in the contract BEFORE the build and ask a lot of questions as to upgrades, etc.

The finish job on our walls is very disappointing. I have never seen such a sloppy finish. Because of that I would not recommend a pulte home.

While Pulte Homes are rated one of the highest quality homes in the home-buying field they are amazing. However the pulsing Mortgage Company is less than to be desired. Overall, the home is of decent quality, there's a number of details that weren't up to expectations. Lots of paint issues (lines not straight around door frames, uneven paint, missed paint spots, scuffs), those all had to be addressed at the final walk thru with some requested to be fixed very shortly after closing). They literally missed painting the entirety of the inside of a closet door. It just feels like quality control wasn't super up to par, like these very basic things that should've been caught by QC, but they weren't. Instead, the home owner has to point them out one by one to the builder to fix. Materials outside of flooring, cabinets, and countertops are very average quality for a half a million dollar home, things like bedroom level skirt board (floor mold) were poorly connected & painted, and carpet has these painful tacks sticking up vertically by the edges (builder says there's nothing they can do about those, I've never lived in a home with this problem before). There are two walls in the house that aren't straight, like the drywall is literally at an angle rather than just a straight wall ending in a 90 degree turn. This was not a fixable problem by the builder. It doesn't impact structural integrity, but it's aesthetically displeasing. Buying process was straight forward. Builder's settlement company was swamped during Fall of 2020 so they weren't super responsive (didn't respond to calls or emails), but they eventually got everything together in time for scheduled closing after I called sales to then call the settlement folks. Sales was easy to work with. Actual day of closing was quick and easy, just pre-closing docs and comms was very poor. Post closing, there was an issue with a water leak, but the warranty dept very quickly addressed the initial issue, so they are responsive to things, but this feels like poor QC on the builder side. Overall the house is of solid quality in terms of the build. It's just a lot of these details things that you'd expect from a "high quality home" (Pulte's own marketing words) weren't quite there (e.g. paint issues, using the cheapest flip switches, even for dimmers it's a flip switch with a tiny 1 inch slider that's super hard to use, instead of something a bit more high quality for a couple more dollars each switch). So if you don't care about the minor details, it's a great home for you, but if you pay attention to details, there was a number of disappointing aspects. For example, we paid a ton of money for a walk-in shower with a spa package but we can now not fully use the jets without soaking the drywall outside of the shower because the upgrade didn't come with a shower door. To many major issues within 2 weeks after closing roof leak, 2 different granite color on island also water line crossed for filtered water connected to shower not fridge. Then had to cut hole in drywall to repair. These items should never happen in a supposedly quality home!!! Very disappointed in quality of workmanship. Also qualify of some materials questionable. Great example. We have been in the house less than 2 months and already replacing all the main level flooring. Cheap quality material and noticed many blemishes that were not addressed at installation. While we love our home and our field manager- the outsourced help was the problem during the build and many times things were fixed fast and not right. Over all I am happy to have a home but they rush yo build the home and are sloppy with there craftsmanship. When we walkthrough the home with the site manager, he tells us to mark area with red tape and they will come back and fix it. They never fix it but the removed the tape as if they did. The site manager rushed us to fill out a survey. Saying the home was complete. He kept bothering us to fill it out. Once I filled it out. I didn’t hear anything back for him. Hi we are happy with our second pulte home we buy. Only thing is that we were told things were going to get done landscaping wise and fixing some outside issues and we haven’t had luck doing this little things.

Pulte is a cookie cutter builder. There is very little flexibility or customer understanding, Customer satisfaction takes a back seat to prepackaged home construction and no exceptions are granted, regardless of how logical the requests might be. All levels of management are virtually terrified to issue a "change order" for fear that their statistics will be negatively affected...but most of all that additional expenses might be incurred above the prepackage cost...even when the buyer offers to pay any additional expenses. The sod was delayed, for install, full of weeds & planted on rocky, poor soil. The microwave is a nuisance to use and loses time everyday. The heat/air system is totally off balance. everything perfect .. the only thing is that they should be more detailed at the time of the inspections, the truth is that there are many details that should not be seen. for example: the toilet is not placed straight with respect to the wall, the wall when going up the stairs has too many details the driwell has many imperfections. the floor of the second floor already sounds and I have only one month of moving. We’ve had so much unfinished work in our home (blue taped areas not completed) and it was not cleaned prior to our move-in even though we walked through while a large group were “cleaning”. I never saw a cleaning product in their hands, just dirty wet rags smearing my counters. I had to ask our project manager if they could clean the patio door and high windows as they were leaving. And they barely did that. We opened a closet after signing and it was covered in dead moths (couldn’t see the floor). I had to scrub and scrape Dried grout from the tile prior to washing the floors. Within two weeks of closing on the house had to have the air conditioner repaired because it wasn't cooling the house. Then a week later it is starting again. Our AC unit ran constantly and the temperature continued to increase above where we had it set and we had to have it repaired again. The tile work was less than what I would have expected. The issues were not obvious when we walked through prior to closing. The floor tiles weren't leveled enough to even be able to slide a mop bucket across the floor without it tipping over. In the master bath shower the tile work is not what one would expect from a professional installation. While this house is definitely built better than our last one, it is also at a higher price point where I would expect more attention to detail and craftsmanship. We were told that a list would be provided that had all of the paint colors, etc. so that if we need to do touchup we can. When I look at the list, it doesn't provide any information on colors. I had some damage to the stucco that I need to repair but I have yet to find a reference to the color of the exterior so that I can complete the repair. ... More
