We were told during closing - Cosmetic things does not count towards overall house completion and warranty. Which is not not so great as this is what we see. Whatever is inside dry walls, we will hardly know of. Every warranty item has a tolerance level with respect to concrete cracks and floor levelling (so far noticed only these two). And certain things are designed in a way, so can't be fixed. Outside lawn is not covered and HOA need to fix any workmanship defects. I would buy from the sales rep 100 times over and the the site manger is great too. Warranty team is poor, talk a great game but poor delivery.

Brand new home and already experiencing leaks in sink, cracks, paint coming out. Also, boundary vinyl wall was supposedly changed for a dent and that hasn’t changed even after a promise to change.

Not at all happy with the purchase. We like the layout hence we went with it, but the sales agent we worked not at all knowledgeable and we are suffering implications because of it. There were a few items that should be included in a house. A garage door opener, pulls on cabinets, and vents in the toilets. You all really seem to step over dollars to save pennies. It was a bit of struggle with Pulte on all accounts (construction, sales office, mortgage) from start to finish. Construction issues were covered up, we were told some of the staff cut corners (by other staff) and given a multitude of misinformation by sales, and our mortgage representative had little knowledge of the products he was selling. In regards to construction, the paint is already chipping, cracks in ceilings (1 month in), house was not properly cleaned upon move-in (still tape marks all over floor) and just general lack of attention to detail. We are happy to finally be in our home, but would not buy a Pulte home again. The silver lining is that some of the upper management (construction and mortgage) were extremely helpful, professional, and responsive--it just took us a while to get to the point of us contacting (and end up working with) them during this process. ... The workmanship has been poor. While we were rushed into closing, many issues remained unresolved. There were many minor flaws. However, there were many major flaws requiring redoing/replacement of the following items. 1. Crooked windows - needed re-installment 2. Kitchen sink scratched - needed replacement 3. Front door peep hole drilled wrong - waiting for replacement 4. Master bath toilet door installed wrong - waiting for re-installment 5. Guest bath cabinet damaged - waiting for replacement 6. Master bath toilet did not function properly - after two service calls it is finally in working conditions with a warning that it may happen again 7. The heating system is not working well. We made the mistake of planning move-in based on the dates the builder had given us. They made the date for closing but many items were missed or sloppily done for to make the date. This was the first time we had a new house built and will definitely be the last. We had no idea what we were getting into. The day we put our deposit down we were instructed that we had to choose the plan we wanted that day. Next we were instructed to meet with the interior design team to pick out what we wanted inside the house. We were allotted only 3 hours to pick out everything from granite to cabinets , flooring and paint. I wished we were given more time as 3 hours is not near enough time to decide. Then 2 weeks before we closed there were several issues that needed to be corrected including the master bathroom tile, drywall and trim. After taking down the tile we were told the framing was off and that’s why the tile was uneven. We found that every time they would come in to fix something they would screw up something else. We feel like the cheap laborers they hire are careless and amateurs. We felt like it was a never ending process. I have to say they have been good about getting things fixed but why are we having to get alot of things fixed with a new house? We can understand a few things but not like this. Unfortunately our excitement to move into our new home was quickly replaced with regret. This is the second house we have had built new and this one looks and feels like it was rushed to completion with little to no attention to detail. Our cabinets were not level, the handles were not even close to even, the trim and paint were both very sloppy, the stonework was falling apart (literally stone falling off), there was/is paint and stain on the carpet and tile, the yard wasn’t flattened before the sod was laid, the list goes on. Construction was adequate and of an average quality. Common sense items in construction are overlooked and cannot be corrected as NO alterations are allowed. Consistency of construction from one unit to another is missing. Many items are not disclosed or glossed over. Moved into a beautiful new home thinking all would be perfect, now after 4-8 weeks nothing but issues from carpet coming up in the corners seams splitting, horrible wall texturing, corners not even close to being somewhat square, holes in drywall counter tops having to be replaced due to not installed correctly, hole under kitchen island with rebar coming through it. After submitting an offer that was excepted, a deposit was made, and a very important item that was agreed upon was taken away. It’s tough and I could forfeit my deposit I was told I would not get the item after three weeks into this and there was nothing they could do about it. I was told I could forfeit my deposit if I didn’t like it. I was hoping after communicating back-and-forth for weeks on this item that it will come to a resolution that I was very happy with and unfortunately it did not. Another frustration I have concerns a privacy fence request that I submitted weeks ago. I have been told that my fence request and anything to do with ARC is on hold because we have no HOA. I don’t understand this as the majority of the homes being built in the same neighborhood are all getting fences. In conclusion I was disappointed with the sales team and management of sales, but very happy with the efforts of the of construction and project managers. Disappointed in some of the bathroom fixtures, about as cheap as they could get. Frustrated that homes that have not closed have their cement sidewalks and driveways in and we have been hear over a month and still do not have our cement. Still are not graded either so we cannot plant grass. When painters came in to fix items they rushed and did not do a quality job. Front door repair looked like a 6th grader did the work. other homes being built in subdivision, so nails and screws all over the street and no-one ever cleans them up except me. Takes like 10 minutes, someone at Pulte could do it, as a result I have had a flat tire already. The paint is frustrating because it is easily marked and cannot be cleaned, must repaint.
