Fair construction overall but they don’t want to hear about or address issues until you sign on the dotted-line. Received no response on repair request until issues were escalated to management. My impression on Pulte has lowered signifIcantly.

We didn't get truthful information about the number of basements in the addition from the sales person and that is why I am giving a 1 star review on trustworthiness. I feel like this is basically a good home, but we can't get some of the last detail work completed which is why I am giving a 1 star review on responsiveness. I'm also frustrated because it's early June and one of the few sunny days we've had since we closed in April, but there are no landscapers working in the addition. Be very careful of doing a contingency with this company. They will start building the home prior to the contingency expiration. Get things in writing from your sales rep so that you have proof of what they tell you. Upgraded cabinets to a level 3 and they were not installed correctly. Placed hands on stair railing end piece, with some weight behind me and it broke (inside is pressed board). Paint used on walls is poor quality (1 wipe with a washcloth and it comes right off). The only highlight to our home was our Project Manager Mike was friendly and is working hard to help fix our problems. We are currently setting up our new home with 2 holes in the wall a broken pendant light and several spots that still need fixed. Main regret is we wish we would have went with a different builder. If you decide to use Pulte as your builder take the time to meet and ask questions to the other residents in the development regarding their experiences (most of our neighbors our unhappy with the quality of the homes) if we had talked to any of them beforehand we would not have purchased a home through Pulte. Also, be careful of picking out your lots... ask detailed questions about will it look the same when my house is built on it... Lot was flat when we picked it out... they created a berm in our backyard that took away about 6' x 68' foot of our yard and now we have to pay and add'l 10,000 dollars for a retaining wall. Pulte does a poor job inspecting the quality of their installations. They prioritize speed and will accept risk if it results in a short cut. Make sure to follow up and remain vigilant with the home building process. Frankly, I bought into the neighborhood however very disappointed with the builder and their process. I’m very disappointed with the entire experience.

Point blank, I have had a plumbing problem since I moved in related to the loud, grating noise in the master bathroom each time the toilet flushes upstairs of my unit. This challenge has awakened me in the middle of the night and in the early morning for over a month, and I am not a light sleeper. Like the warranty, but did not like the small details missed like toilet paper holder in master bath, the noisy air fan in master bath that won't stop pinging all through the night, missed paint areas, the dishwasher not operating correctly (no one has contacted me back yet), the fact that this supposed to be a smart home and it had no 220 plug in the laundry room and only 2 cat 5/6 outlets in the entire home (this will cost me money to correct), and I do not like no HOA due to the various people (non owners) allowed to move in here via different rental services (had I thought that through I would not have purchased here) ... Do not close on your house until you have had several “final” walkthroughs. I have been in my house a month now, and every day I am finding a new issue. They cut corners, their attention detail is horrible, the craftsmanship for every aspect of my house is subpar. I was told to expect the quality work done on the mode home, what I received is far from that. I wish I never would have closed on the home with Pulte. I would recommend anyone looking at purchasing a new Pulte home to look around at other builders first. If you decide to go with Pulte, I would recommend you do as many walkthroughs possible before closing to ensure corners were not cut. It really is a shame because I truly believe the bones of the house were built well. The process of building the house was somehow smooth. Some of the materials used were not best quality (ie. wood for wall studs, gypsum boards). Even the carpenter confirmed this. The field managers relies on the contractors for supervision. The construction is in autopilot, little supervision from field managers. If you see issues during inspection make sure they are taken care before closing. After closing you have to request warranty service which will cause lots of headaches. I had window frame redone twice due to bad construction. Wall redone because of bumps on it. Door replaced because they tried to fix a broken door. The door replaced was not installed correctly. Another person came to hammer the frame trying to fix it. Another person came a different day to finish it by covering nails and apply caulking, another day the painter came to touch up. All of this because they didn’t level the door when first installed. A total nightmare. They installed a sliding door in a shower which I pay $1,800 as an upgrade that you can’t use because the toilet blocks your way out of the shower. And you can’t get out from the entrance door because there is no handle. Pulte says is the right door and refuses to change it. Even one manager came to the house and was unable to get out of the shower and still refused to change it “because is on the plan”. Ordered as an upgrade, safety bars for the showers. They installed the wrong ones, is over 2 months and still waiting for the right ones. They tried to make you feel that you are wrong and accept their mediocre explanations and wrong products. I chose this home because of its beautiful kitchen and lay out. In the beginning everything was going smoothly, There was turnover in staff (twice) that left me without a dedicated construction Manager. When it came to finishes, which I had paid dearly for, there is a lot to be desired. Some of the shotty items are, wall plates with pilot holes in wrong places, door edges(bottom)are rough , doors are very cheap. Paint is absolutely terrible, missing caulk in places rough edges on trim etc. I could go on and on but my overall experience was terrible except for my interaction with my original Sales Representative, who was wonderful. Have everything completed in your home before you close. Also, make sure your keys are available when you close. The quality of the house is not worth the money.

The Model Home looks great but the contractors did a sub par job in building the homes. Minimal attention to detail. I would not close until all these are completed and if you do get in writing a time frame that they will complete the items

We moved into a Pulte new build condo and have so many issues and service is extremely slow (moved in durind COVID 19 SIP order). It took over a month and 4 appointments to get AC repaired. It works now but is incredibly loud. Decided to add ceiling fans so we don't have to live with the loud noise and found out none of the ceiling junction boxes were installed correctly so can't install anything until they are fixed. Master tub had lots of pitting leading to rust spots and now the tub takes over an hour to drain so we are showering in several inches of water. Garage door would stall while closing which was fixed but the noises have returned and anticipate it needed to be fixed again. Unless they see it as urgent, they don't respond quickly. If you are sensitive to noise, consider Pulte carefully as they are not sound insulated. List of punchlist items that were to be completed between the final walkthrough and closing were not completed and remain incomplete three months later. Inconsistent communication with agent and construction manager. Last minute delays and confusion was common. Good service from title company. I have found lots of things wrong since moving in that they did that are just poor workmanship. Floors had cut outs for outlets for the electric recliners I had, the edges of the floorings around the outlets had big chips in it. When I noted that during the walk through all they did was take a black marker, flies are grey and color the chips in. All that needed to happen was the flooring need to be taped when they cut the flooring for the outlets, this is flooring 101. The paint is so cheap that when I used a magic eraser to remove a mark it wipes the pint down to the wall board. Grout was poorly lauded and c on omg up on the tiles. The field in bathroom have no caulking at the edges and corners. Just very poor workmanship. They also had very poor options and my place appraised 4K less then they were charging me and they made no attempt to even try to adjust the price. I would never buy another Pulte home. I am still waiting for them to replace a cabinet door that was poorly installed. ... More

Building experience was excellent. Our building manager was great and kept in constant contact. Problems started once we moved in. We noticed a long list of issues and attempted to get the pertinent ones fixed and wait on the cosmetic. The Customer Care Manager is polite, but is difficult to get any follow up and zero results. It took over 2 weeks to get in touch with our Customer Service Manager who advised that the issues should have been handled by builder and we would have to wait until 11 month walk thru to get majority addressed. To me this is unacceptable and poor customer service. We have had our home for 6 weeks and have no locks on bathroom door, carpet with nails sticking out, AC issues and a our microwave went out in 5 weeks. The home looks beautiful but feel like it was rushed. I have plenty of issues that still aren’t fixed my shower is leaking out water and paint needs to be fixed inside and out. My ceiling in my garage needs to be fixed as well. I feel like my house was rushed and now I have all these problems. And the communication throughout my building process with my site manager was pretty much non-existent. He never let me know what was going on with my home I always had to find out myself on what was going on. So my over all experience with building my home with Pulte is not great. I love my home and think it looks nice but I have all these problems and none of them got fixed and now I have to wait and see if they are ever gonna get fixed.
