Superficially a beautiful home. Several issues with workmanship and things that were left undone at time of move in. Pulte representatives are good at sales and telling you the things you want to hear - but there is horrible, to no, follow up whatsoever. We were promised that the house will be ready on the 19th Dec. I took all week vacation. At 1pm i got a call that i wont get the keys that day. 2 hrs before i was supposed to move in. Several things that were “fixed”’prior to closing were done so poorly that they look horrible and are “just cosmetic” and will not be repaired per the warranty. It’s sad to see how very little pride was taken by the builders and the trades when building our home. No one seemed to care about paint drips, adhesive left on cabinets, shoe molding not matching up, caulking missing, mismatched paint, etc. I was pressured into leaving a “good review” for our builder because “that’s how I keep food on the table for my family” but there are many issues we have found that should have never been allowed to happen with an attentive builder. ... This purchase has been a very disappointing experience. I owned Pulte before and that's why I had some comfort purchasing another Pulte home. However, that won't happen again. My very first impression was when I walked into my master bathroom on my first day as an owner...there was urine on my toilet seat. Unbelievable. Additionally, I have come to find that the quality of worksmanship is just not up to measure commensurate with the price paid. These homes are thrown up just as quickly as possible and the substandard workmanship shows. The issues started from almost the day we signed our contract and now 8 weeks since closing they still haven't fixed all the problems. I could go on and on but it's just not worth my time.

The sales force is wonderful. In general, the home is beautiful. However, after moving in, we saw many, many small issues and a couple not so small. The most important one's are tile poorly installed in the foyer and edges on the corners of the kitchen island that were not finished off and are very, sharp posing a cutting hazard as you walk by. Little and sometimes no response from the building manager after the first month. No adequate heat during the cold season and cooling issues. Am told the air conditioners may be too small to cool home and not set properly to address zones. Mostly no response to texts message or calls. We were one of the last people to purchase a home at Tangerine Ridge and we feel that we have been treated poorly as the building contractors have left the neighborhood. Home was purchased and I was assured that a Pulte person was in charge of making sure subcontractors did things right. Many items were caught on final walk through and it’s now two months later and still waiting for cabinets to be painted where there was clearly poor workmanship. Several other items took forever to address and was very obvious the painters and trades cared little as to the work they put in. At a price point way over 400000 you would think you could expect better. I would advise NOT to close until all is corrected. Two month and still waiting for painter on cabinets. Pulte hires bad contractors who do bad jobs. They don't follow Field Manager's instructions. Field Managers are overloaded and they don't have enough bandwidth to monitor quality of work. Pulte's internal quality team does pathetic job and that's why they certify home with so many issues which homeowner need to point out. 1) Not happy with the quality of upgrades such as base boards, doors, Faucets, flooring. Quality is missing, drywall etc....no quality check done. 2) No supervision of work, customer has to identify and point out issues. 3) Walk through during every stage of home construction is superficial. 4) Paid for water softener hookup ~$800. I was told that whole house will have softener. After moving in found that kitchen faucet and refrigerator do not have it and that was not communicated to us during the option selection which would have helped us to make the decision. Now we have to pay additional $1000 to water softener guys to change the plumbing. 5) Bathroom all faucets leaking under the cabinets, builder is not obliging...they say there is no leaks even after they saw the leaks. I'm investigating further and will make sure builder is accountable and does not repeat this kind of business operation to other customers. Investigating myself with the professional to make sure my ask is accurate. 6) We have upgraded all our toilets to higher toilets. during inspection found that they do not follow through on the upgrade, I had to point it out to superintended, they acknowledged the mistake and changed the toilets again. This clearly shows flaws in their operations. 7) I look for perfection not look for issues. but I found in every step in the process, we were pushed but no proper service rendered. 8) I can name few people who did their best to cater to customer services: 1) Angie - Good sales person and very responsive. 5 star for her service 2) Shane - Superintended, excellent in getting the fixes done. 4 star 3) Daniel - Jr superintended, excellent in customer experience. 4 star 4) Trevor - Pulte mortgage. My new townhouse was closed in June. Location is very good, but construction quality is really worse. During the final walk through, I already found some quality issues: crooked door frames, bad stained stairs. Although I never stain stair wood before, however, I believe I definitely can stain wood stairs better than their painting contractors.
