Don’t believe the hype ! The houses are nice but way over priced especially what you get and the size of the lot . Our main issue is the fact that when we closed on our house it still was not finished ! It’s taking about a month to finally get things to about 90% . There is much better builders out there that will actually finish a build before you move into it . I would not recommend Pulte to anybody! No integrity or Quality control process . ... More

They were wonderful when they were trying to earn our business, but once we signed the paperwork they just didn't seem to care about our satisfaction. The issues started immediately after we signed the contract when we found out that our home was going to be a different orientation than we were told when we decided to purchase the property. While this may not bother most people, changing the placement of the garage meant that the mountain views we paid a premium for would be obscured by half the house, and the living and dining room windows would be facing the neighbor's house instead. This was very frustrating, and we couldn't get a straight answer from Pulte about why they made the change until after they broke ground on our home. Eventually they said that their records were wrong in the computer for some reason. Later on, we learned our house was in the flood zone, but when we purchased the property we were told it was NOT in the flood zone. This felt manipulative, and now we are stuck paying for flood insurance that we didn't budget for. As we neared completion of the home and had already received the final closing date from the title company and made plans to move out of our existing home, we were notified by Pulte that our home wouldn't be completed on time and that they were going to need to push our closing date back by ten days. At this point, we were supposed to close in a week and a half, and now they wanted us to close in almost three weeks instead. We then had to speak to the buyers of our exit property about allowing us to stay in the home a little longer, and thankfully they agreed although they asked us to make some additional repairs - again, something we had not budgeted for. Then, about a week before the second closing date, we were notified by Pulte AGAIN that the house wouldn't be completed on time, and that they needed to push the closing date back again by another week. So, once again we asked our buyers if we could stay in the house an additional week, and they agreed but we had to decrease the price. Had we not been trying to move in the middle of the pandemic, we would have just stayed in a hotel for that week, however we have a toddler, a dog, and a cat and we knew it would be an easier transition for our toddler if we stayed in our exit home longer. So, we took another hit on our finances by agreeing to decrease the price on our exit property so we could stay there until our new home was ready. The morning we closed on the new home, the roof still wasn't done, the carpet wasn't fully installed in one of the rooms, and the doors to one of the bedrooms still didn't have a handle. Considering our closing date was pushed back twice because they were behind on getting the stucco installed, I figured the interior would at least be completely finished, but it was not. Over the next few days, tradesmen were coming in and out of our house (again, in the middle of a pandemic) to finish the things they were supposed to finish before closing. Even now, two months after moving into our new home, the doors haven't been fixed, the stucco is still not completely done, and there are issues with the grading on the exterior of the home. My husband and I have started referring to it as our "lemon house." The exterior windows are also dirty with stucco and paint splattered on them from the construction since they haven't sent a cleaning crew out to take care of them yet, so every time we look outside to see our views we also see the mess from the construction - a mess we were told would be cleaned up prior to our move-in. Through it all, our project manager acted as if he were our savior by letting us move in to the house when we did - three and a half weeks after our initial closing date. Now, as I walk through the neighborhood and see the other homes nearing completion with their sparkling clean windows, finished stucco, and impeccable grading, I can't help but feel slighted by Pulte, a company that does not care about their customers once they've received their money. Had to point out many defects which were overlooked probably due to the lack of properly trained workers. Walls, countertops, cabinets, window frames, doors, etc. were installed improperly and needed to be repaired or replaced after my own inspection. This was the worst experience I have ever had in my life. From the beginning to the very end, the entire process was horrible. The lack of communication was the worst experience I have ever seen. I have been in the home now since the middle of September and I'm still waiting on final touch ups throughout the home. I would never recommend this company to any family or friends. I am not pleased with the way Pulte is handling my concerns. For starters I'm going to start with my sod and sprinkler situation that I paid $6,000 for. My sod and sprinkler system could not be installed because my soil had not been final graded. So I reached out to the field manager of Pulte for my community to find out when would my final grade be done so my sod could be laid down. so in the midst of waiting for my final grade to be done it was brought to my attention that my sump pump was not completely installed they had the pipe coming out of the side of my house but not running into the ground to the sewer. ( How did this pass city inspection) that was taken care of but my sod situation has not yet been taken care of as of yet and it's been over a month since I closed on my home. My next issued was my air conditioner went out my 2nd week in my home and I had to call out the heating and cooling company who installed the system and I found out that one there was a line that was not tighten and all the Freon leaked out. My 3rd issue is a classic I had a new refrigerator delivered and my GFI socket kept tripping which caused my fridge to shut off. so I would have to reset the GFI switch to turn my fridge back on which would trip again several times a day. I emailed the field manager who told me to call the electrical company and that their number would be on the inside of the kitchen cabinet which it wasn't so I had to contact my salesperson for the number. I called the electrical company and left a message and I'm still waiting on a call back. So I called the warranty department to make a claim about the GFI situation and the 1st thing I was asked is what kind of fridge do I have ? I told her that I have a Samsung Fridge and she stated that Samsung fridges Ice makers make the GFI switch trip and there is nothing that was warranty would cover to repair and I would have to contact an electrician myself for the problem (wow ) I just purchased a home for over $350,000 and I have repair a electrical problem concerning my fridge. So I called a electrician out who informed me that my fridge need to be put on its own electric line and Pulte should have had this done at the time of the build like everything else in the circuit breaker box like the range Ac and ect. It took this guy less than 10 minutes to fix my GFI problem that Pulte would not take care of so sad. So now I've reached out to the sod company who stated they do not know when they can come out and lay my sod which is so unacceptable considering $6,000 was paid out for the job..... ... More

There are many parts of our home that are very unprofessionally finished-Front door was installed crooked, brick edge along front step has a hump and not laid flat, sloppy painting throughout, several windows had significant scratches in the glass, woodwork is very poorly lined up and stuffed with caulk, then painted over, there was a chunk out of our patio which was patched and now visible, there is cracking in the concrete driveway, the interior doors are cut way too short, the insulation is of very poor quality and we can hear right through the walls to the outside, we are starting to think there was no insulation in the exterior walls? ALL of the materials used throughout are of very cheap quality. We have been dealing with an issue of the construction workers for over a month now and supposedly Pulte reps will be meeting with the residents soon to address the many upset residents and their concerns. The workers have their music obnoxiously loud and they watch for the builders rep and as soon as he starts to drives up the street they turn it off. They obviously know they're doing something wrong, they are extremely sloppy and our streets are filled trucks, dirt, garbage and lots of nails all over- many residents have had nails in their tires, they park on both sides of the street so residents, garbage trucks, movers, etc. are blocked and can't get in. They seem to have no regard for the home owners who live and no pride in their quality of work. The way they build homes is as lazy and sloppy as they portray themselves in the neighborhood. This was the worst home buying experience I have ever had. From the sales person who lied to us over 4 times, from personally having to talk to people to get things fixed proved that this was not worth the investment in time. We really like the design of the house. There is a lot of storage space. You do, however, pay extra for every little things. The things that come standard are so basic that everyone - from the sales person to the consultant at the design meeting highly encourages you to upgrade, which then, of course, drives up the cost for the house. Most frustrating has been our closing experience. We had a pre-closing walk-through date set. At 5 PM the night before, we got a call that the walk-through and our move-in date (scheduled for that weekend) had to be moved back. I understand issues around supply, but those should have been known earlier on. We already had everything set up to make the move happen - and trying to manage a move during COVID with a 1-year old baby is challenging enough without the company changing dates on you last minute! Many of the issues from our pre-closing walk-through had not been addressed. We have since added additional items to the list that we noticed (e.g., we paid extra for a mirror in our master bathroom since don't come standard - the mirror they installed was chipped. We didn't notice it during the walk-through as a lot of furniture had paint splatters on it - so I assumed it was the same with the mirror. But when I looked at it, it was chipped). Now, two months later, nothing has been taken care of. Last Friday, we were told that contractors would stop by to address all items on the list. The e-mail confirmation, however, only listed two of about 10 items. We called and were told all items would be addressed. I then rearranged my work schedule to make sure I was available during the time the contractors would come by. And nobody came. We called to let them know and now, almost a week later, nothing has been done yet. I have responded to several surveys sharing the challenges we've had with getting our closing items completed - we then get a phone call from someone higher up in the company promising that things will be taken care of. Never again should you let your house close before the builder has completed each and everything without anything pending. Even something as little as putting a nail in the wall. Because once your home is closed, forget about getting those items done. The project manager will not respond to any emails or calls. My yard was graded and seeded with lawn but had significant amount of concrete rocks and stones. In fact there were more rocks then mud. Upon raising up the issue with the Project Manager- he said this is how they do all the yards, which is a lie- as I had seen other Homes done in my neighborhood and saw them bring fresh mud in and removing the stone filled mud while grading. If you settle for their response and give you stone filled mud- good lick watering your lawn- yard will never hold water for long, will have water everyday to keep the lawn alive. Houses are extremely poorly insulated- meaning you can hear thing said any room if you are sitting in a living room. My paid upgrade for basement bathroom rough in was wrongly measured and placed 4” off then actual location. I regretfully settled and agreed to make the project managers life easy as it would involve cutting concrete. Now with them not responding, I wish I had not settled and make them do it the way it was suppose to. The sump pump in basement was installed 90ft away from its actual location as shown in the building print. Meaning if you have unfinished basement, they will put anything anywhere according to their convenience and whatever makes it cheaper for them. You must stick to the drawings and have them move any wrongly placed items. Now the list is long so I must stop here and end the review. But Do not CLOSE IF YOUR HOUSE IS NOT DONE TO YIUR LIKING. We are disappointed with the quality of some of the work done on our home. One thing was said before we closed, but when we had issues to address with the quality of work, we were told that’s not covered under your warranty. I would think Pulte wouldn’t want to continue hiring contractors that didn’t do their best work or at least Pulte would correct the problem. I was told I could hire someone to fix it. I made a large investment and expected better work and customer service from a builder. In addition, Pulte Mortgage was a complete nightmare for our buying experience. Toured a home under construction in Dec 2019, had about two months of work left, signed contract. Failed inspections delayed, then rain weather delayed by a month, then pandemic delayed. Repeatedly asked for a detailed schedule of work, never received. All of these on their own is understandable, but getting to explanations behind delays didn't come until I pressed hard on leadership in May. Meanwhile, imagine being told the closing date was tentatively set for Feb, then delayed to early Apr, then delayed to late Apr, then to May, then to June, then back to May but only b/c you expressed frustration.
