Our Pulte home was rushed to be completed and it shows in the workmanship and detail. After several walk thru appointments and issues discussed, nothing was corrected prior to closing. It’s taken months of meetings, missed appointments, emails to even have companies come in to correct issues, and they end up making it worse. The homes are not well supervised or managed. Our house manager promised many things would be corrected, yet moved off to another division and will not return calls or emails regarding issues still remaining. Definitely not high standard compare to what you pay. Aims walls are not straight , and lots of thing you find out after final walk in. Poor quality. Not to mention the sales people ( at least ours on that time) that wasn’t clear about very important information about your lot we purchased , without showing us the real space and back yard we are getting - just let us add 30K more for ‘premium lot’ with worse shape of yard than regular lot. We found out after we paid the deposit and after they start building. Will never buy from Pulte again , 30K extra laid for nothing ! Pulte's response to issues that have come up since we moved in has been extremely disappointing. They do not follow up with you. The warranty department doesn't respond in a timely manner. I have water running into our home every time it rains. This has gone on for 3 weeks. No one has come out to repair it. Construction bins constantly have trash and garbage spilling onto the ground. This is vey unprofessional. I've told our friends we have made a mistake building with Pulte. They do not keep their promises after the closing. 1. Wrong type window (fixed) was installed in master bedroom which can't be opened. 2. 240V wiring was wrong which burnt my new dryer. 3. The floor is not level, 4. the concrete patio is in wrong pitch, a big pond will formed at front door in every raining day 5. Framers and drywall guys were horrible, field managers could care less went through 3 field managers till finally someone would listen to our concerns. Delayed several months , every time we pointed out build issues they moved onto the next house.

Pulte Sales team at Davis Ranch lacks integrity, respect, and a sense of honesty. The sales team says one thing, but then won't honor it, claiming I misheard them. Unfortunately for them, I've got a knack for holding onto things... especially when it comes to writing things down, recording meetings on my phone, and keeping track of every single email, but even that wasn't good enough proof for them. First, how do you justify the fact that my neighbor and I bought each house on the same day... and he paid less than I did for a higher configuration? Second, if the designs for a model change, let us know. Immediately. Don't let a customer buying the house tell you that only to catch you in a lie about how you already notified everyone and put up a sign in the model house. Guess that's invisible. That's just rude. The house has one below par on workmanship with irregularities of the walls and ceiling. I feel as if they somehow forgot to properly insulate some of the house too. Third, if I catch a contractor smoking in one house, chances are they smoked in multiple houses. What did you do about it? Absolutely nothing. Throw something in for me to make up for the fact that you aren't watching. Four, the amenities are a joke - quite literally... Was told there would be a basketball court, tennis court, etc. I think what they mean is the middle school that the community is next to might have those things. The community center next to the pool is absolutely tiny, the pool hasn't opened yet so can't comment on that even though I've already started paying HOA feels that are just going down the toilet. Five, seriously guys... Do you honestly think I'm not watching when you put down grass? Because you're right... i'm not, but my cameras are. Caught contractors putting down grass without top soil on my neighbors plot, which just so happens to have the same effect as what's happening on my plot, and all my neighbors... What do you plan to do about the fact that our lawns are dipping because the ground was not leveled? How about that flooding? The only good thing about Pulte is the two site MGRs they have: Aaron and Chad. The rest are rubbish. That being said, the neighborhood is amazing. The neighbors are sweet, caring, kind people. Davis Ranch is a nice place to exist, near the canyon park entrance, not too far from freeway, etc. ... More

Poor quality, finish and workmanship. Delayed and ineffective communication. Once they have your money they couldn't care less about the finished product they are selling. Same homes and floor plans adjacent to mine with same upgrades getting sold for much lesser than what I paid for. Very poor job, less than 2 months and paint is flaking off, drywall and wooden doors are chipping. Haphazard and untidy layout of townhomes in this phase. Nothing is finished. Have no idea why we are paying HOA. The only redeeming factors are location and floor plan. Otherwise please look at the numerous new construction available around here before buying in Pulte. ... We tried to bail out at closing but was talked into it by the Pulte MORG people They were great. Jenny has been 0 helpful we are on our third iteration of drying to get our walls even remotely able to live in. She has zero followup and we are made to fill like we are just a pain. She has asked us not to fill this out this questionnaire because she is bonused on this but after on 1 month inspection and her not following up to see our thought on the two days of labor. Hightlights After we had problems with closing we were told that Will was going to reach out to us and be involved. I got one quick visit nothing else. Jenny will come out as long as it is on her time! She gave us very little instruction on the house. She never ordered the Bar Fridge door not the Microwave door after agreeing to they were flawed. We have had to take off 3 days for work to be done and that work has a ton of flaws. We have asked for paint and still have only received the exterior. I could go on and on! We have felt insignificant at the very least and more excuses the Doan's has pills. We fill we will have 100% repercussions for this bad survey. Very disorganized (if not a total mess) and stressful in your loan processing. Almost missed the deadline, and we had to switch program at the last minute. The actual footage is over 10% smaller than advertised.

I was not happy with the experience. I feel that they do not go above and beyond and once you sign they don't even call you back. They don't finish the end product.

House not completed for walkthrough, no quality checks were performed by Pulte, all issue identification was left up to us as the customer, promised by builder that issues would be resolved by closing and they were not. Forced to close with 77 open issues like leaking pipes, damage to cabinets and other finishes, uninstalled features, missing paint, chipped tiles, etc. As soon as we closed it was like we did not exist. It has been left to us to coordinate, schedule, and communicate issues with the trades, as our Pulte field manager told us he was moving to a new development across the street and did not have time to follow through on all the issues we discussed before, during, and after closing. Pulte sells you the "Build Quality Experience" and says they are the highest of quality. There was no oversight of the work along the way, that is obvious by the poor quality and numerous mistakes. There was no inspection by Pulte, they looked to us to point out even the most obvious damage and needed fixes. We are 6 weeks passed closing and our house is torn up with partial fixes, most items not addressed at all, and many items worked multiple times and still not acceptable.
